Commissioning Engineer – Washington DC or Fairfax, VA Job Description
This role encompasses comprehensive involvement in the Commissioning (Cx) process for new constructions, spanning from the design phase to the construction and warranty stages. Responsibilities include creating Commissioning Plans and specifications, conducting design evaluations, overseeing on-site inspections, and drafting related reports, validating Testing, Adjusting, and Balancing (TAB) reports, formulating, and verifying functional performance test procedures, preparing final Commissioning reports, and examining project closeout documents. Additional tasks may involve commissioning for existing buildings, conducting ASHRAE Energy Audits, and providing monitoring-based commissioning services. The candidate should be adept at managing multiple projects simultaneously and proficient in using web-based Commissioning software for issue tracking in design, construction, and acceptance testing phases. Effective communication skills are essential for articulating identified issues to stakeholders such as the owner, contractor, and internal team members at the firm. The role also requires performing quality control on project sites, specifically in supervising the installation of construction materials. Opportunities may arise to contribute to the identification of energy-saving measures. The position may involve leading smaller to medium-sized projects or handling a key segment of the Commissioning process in larger projects. Must enjoy forensic engineering. Responsibilities
This role will require driving to different construction sites within the area on a regular basis. Occasional travel outside of the DC, MD, VA (DMV) area may be required, expect this travel to be on a demand basis, up to 20% of the time. The candidate must be located in the DMV area or willing to relocate. The CxA will need to develop PreFunctional Checklists, Functional Performance Tests, maintain issue logs, prepare Commissioning plans, reviewing submittal documents and test reports, maintaining meeting agendas/minutes and complete Final Reports in a timely and professional manner. Additional responsibilities include witnessing and verifying testing procedures are followed per project specifications (such as TAB), holding regular Commissioning meetings, facilitating Owner’s training, and reviewing code requirements are being met. The CxA’s primary goal is to ensure that the project meets the Owner, Engineer’s, Architects and Code requirements. Via routine quality checks, prefunctional testing, and functional performance testing equipment, the CxA will achieve this goal. This position will require working with a wide variety of building systems, including but not limited to HVAC, Electrical, Plumbing, Security systems, Fire Protection, Communication systems, Building Automation Systems, and more. Extensive knowledge is not required for all divisions of labor, however a willingness and ability to learn is. While on site, the CxA will need to be able to traverse rough terrain, be comfortable around heavy machinery and ongoing work. If not already attained, the candidate will need to go through OSHA 10/30 training and obtain a certification shortly after being hired. This position is a mix of developing and maintaining documentation, performing in field visits, and communicating with many stakeholders. The candidate must be comfortable with all aspects of this position, as each are equally important responsibilities. Required Qualifications
5+ years’ experience working with HVAC, Building Automation systems, Electrical systems, and/or Plumbing trades – this experience can come from a wide array of backgrounds. Bachelor’s degree in a related Engineering field. Strong communication skills – specifically an ability to communicate technical knowledge to a nontechnical audience. Must be proficient reading/understanding construction documents including drawings, specifications, submittals and utilizing construction management software such as Procore. Adept at managing multiple projects simultaneously. Experience using Microsoft office products including Excel and Word and experience in technical writing. Physical abilities include but are not limited to lifting/carrying 20 pounds (occasionally), climbing stairs or ladders, and traversing construction sites while walking extensively, bending, stooping and kneeling. Ability to travel throughout DC area and occasionally further to project sites. Able to pass a background check for government contracts. Preferred Qualifications
2+ Years of Commissioning Experience 2+ Years working in Mission Critical facilities Able to work independently, seeking guidance and direction periodically when required Experience using CxAlloy and Bluebeam Obtained a professional Cx certification from an accredited body such as the CxA – or from an equivalent body (AABC, AEE, NEBB, etc.) Security clearance of Secret or above already obtained Experience working within a project budget Pay range for this position is $85k to $150k
