Basic Job Functions
Responsible for the administration and execution of assigned projects in a safe, profitable, and timely manner. May be assigned multiple projects or larger-scale contracts. Manages work in a manner consistent with standards of quality and integrity. Establishes and maintains professional relationships with owners, architects, engineers, subcontractors, and suppliers. Participates as requested in business development, estimating, bidding, and contract negotiations for assigned projects. This position includes two steps (I, II) with progression in skill and experience. Step I typically manages fairly large projects of $51–$100 million with 10–15 years of experience; Step II manages large, complex projects and/or multiple projects totaling $101–$199 million with a minimum of 15 years of experience.
Key Responsibilities
- Has overall responsibility for project success, including safety, schedule, profitability, quality, and customer satisfaction; makes personnel decisions impacting the project.
- Participates in business development activities including client contact, relationships, proposals, presentations, and negotiations for selected projects.
- Establishes and maintains professional relationships with owners, architects, engineers, and subcontractors.
- Manages prime contract terms and conditions, contract documents, subcontract agreements, purchase orders, and insurance; provides written notifications as needed to document impacts.
- Assists in preparation and review of estimates with emphasis on cost control, equipment utilization, constructability, formwork, materials, manpower, schedule, and insurance.
- Leads the transition from estimating to field operations, including contract review meetings and review of requirements, schedules, budgets, subcontracts, and purchase orders.
- Coordinates with the Project Superintendent on means/methods for successful execution; monitors manpower, equipment, and materials.
- Manages development of overall CPM schedule with the Project Superintendent and ensures procurement is coordinated; ensures Last Planner System (LPS) usage for scheduling.
- Prepares Monthly Progress Reports by the 6th of each month in coordination with Superintendents; uses reports to manage costs and project cost projections.
- Reviews and executes change orders, supplements, and budget adjustments; manages billing to ensure timely payment applications and cash flow; coordinates with subcontractors via Textura.
- Reviews purchase orders and subcontracts for timely execution; ensures proper insurance prior to work onsite; completes close-out and punch list activities and handles warranty callbacks to maintain owner relationships.
Minimum Job Requirements
- Four-year construction-related degree or equivalent combination of technical training and related experience.
- Experience in pre-construction managing construction projects with knowledge of contract documents, materials, equipment utilization, scheduling, productivity analysis, and cash flow procedures.
- Proficient use of Microsoft Office Suite.
