Job Summary
This position is responsible for coordinating the community’s marketing, leasing, and renewal strategies to achieve occupancy, revenue, and resident retention goals by performing all activities related to leasing to new residents, providing resident satisfaction throughout the term of the lease, and securing resident lease renewals.
Essential Responsibilities
- Performs sales and leasing activities to achieve revenue and occupancy goals by greeting and qualifying prospects, conducting tours and showing apartments, processing applications, credit screening, and criminal background checks, preparing the lease and move-in package, and ensuring a smooth move-in and lease signing.
- Inspects apartments prior to move-in and ensures units are move-in ready; coordinates any outstanding items with the maintenance team.
- Remains informed about market and competitor conditions that may impact occupancy and sales; develops and implements marketing plans to sustain occupancy; follows policies related to concessions and programs to boost occupancy.
- Designs and executes marketing activities to drive traffic to the community, including resident referrals and employer outreach programs, online marketing tools, and other community-specific plans.
- Uses on-site property management software (OneSite, Yardi, etc.) to track availability, leasing activities, and resident data.
- Ensures show units meet company show quality standards by inspecting marketing areas, communicating needs to maintenance, merchandising show units, and preparing the leasing office for daily activities.
- Follows up with prospects and new residents to ensure satisfaction and finalize leasing or renewal decisions.
- Supports lease renewal program by preparing renewal letters, meeting with renewing residents, and ensuring timely execution of renewal documents.
- Responds promptly to resident and client/owner concerns and notes to appropriate team members.
Required Licenses or Certifications
- Incumbents must have all licenses and/or certifications as required by State and Local jurisdictions
- Incumbents must have valid driver’s license to operate a golf cart on property
Physical Demands
- Ability to stand, walk, or sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas
- Work indoors and outdoors in all weather conditions
- Ability to push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance
- Occasional travel to assist other properties, attend training, or participate in meetings
- Flexible work schedule, including evenings, weekends, and holidays as needed
Compensation
Hourly range for this role is $21.75 - $23.50
Additional Compensation
- Corporate positions may be eligible for quarterly or annual bonus programs based on performance
- Onsite property positions may participate in weekly, monthly, and/or quarterly bonus programs
