Position Overview
We are seeking a Senior Asset Manager to oversee the full lifecycle performance of our self-storage portfolio. This senior-level role is ideal for a results-driven professional who blends institutional discipline with entrepreneurial agility.
What You’ll Do
- Portfolio Performance: Drive NOI growth and maximize asset value through strategic execution of business plans.
- Operator & Asset Oversight: Manage third-party relationships, oversee pricing strategy, revenue management, leasing velocity, expenses, and tenant relations not under third-party management.
- Investor Relations & Reporting: Prepare asset performance dashboards, quarterly investor updates, and memos covering KPIs, trends, risks, and investment-related inquiries.
- CapEx & Construction: Lead execution of renovations and developments, managing scope, contractors, budgets, and timelines in coordination with the construction and development team(s).
- Hold/Sell Strategy: Analyze refinance, recap, and sale scenarios; support investment decisions with data-driven insights and recommendations.
- Market Monitoring: Track submarket trends, supply pipeline, rental comps, and lease-up velocity data to inform strategic positioning.
- Due Diligence: Assist acquisitions with lease audits, OpEx benchmarking, and transition planning for third-party management onboarding.
Qualifications
- Experience: 5+ years in real estate asset management; self-storage, industrial, or niche asset experience preferred.
- Accounting & Finance: Strong grasp of property-level accounting, financial statements (P&L, balance sheet, general ledger); experience working with accountants and fund admins to validate accuracy, reconcile variances, and explain drivers of performance.
- Modeling & Analysis: Advanced Excel skills with the ability to build dynamic models, run sensitivity analyses, and assess IRR/EM calculations, debt covenant compliance, and performance forecasting.
- Operator Oversight: Track record of managing third-party property managers, budgets, site visits, variance analysis, and vendor performance tracking. Hold property managers accountable for operating budgets and revenue targets.
- Communication: Strong written and verbal skills; able to translate asset data into investor-ready narratives and internal dashboards.
- Autonomy: Self-starter who can operate independently in a lean, entrepreneurial environment without layers of support or pre-built systems.
