The MEP Project Manager is responsible for managing, field inspections, problem solving, and coordinating all necessary Mechanical, Electrical, Plumbing and Fire Protection project resources and documentation throughout the entire project lifecycle. This includes the selection and management of MEP subcontractors, and the review, management, and administration of mechanical bid tabs/Exhibit B, MEP submittals, monthly MEP requisitions and change orders, and MEP contractor schedule/performance. Responsibilities
Review mechanical bid tabs and Exhibit B in contracts Interview and select subcontractors for each project Manage day-to-day activities of MEP subcontractors Review and approve MEP monthly requisitions Review and approve MEP change orders Conduct site walks to ensure work progresses according to schedule, including schedule updates Communicate directly with BIM/VDC personnel and the Superintendent to ensure coordination is on track with schedule Collaborate with A/E team to develop solutions for coordination items Review all MEP submittals Obtain documentation from inspections and testing (varies by project size) Oversee the MEP & FP contractor and the Commissioning agent Coordinate with Owner third-party MEP contractors or testing agencies as needed Obtain all mechanical close-out documentation (as-built drawings, attic stock, and OMs) Coordinate multi-trade portions of the project (e.g., curtain wall with security, electrical, and door hardware) Develop and monitor equipment delivery logs; prioritize long-lead item submittals Attend weekly owner, subcontractor, coordination, and field meetings Obtain AHJ approvals/sign-offs Coordinate with retail and/or tenant fit-out where applicable Develop work lists and complete MEP punch lists Coordinate owner training and turnover Work with public utility companies to meet project requirements (including temporary electrical, steam, and natural gas) Direct and coordinate life safety inspections and cross-trade document coordination Ensure electrical requirements for mechanical are correct and align with drawings Qualifications
Bachelor of Science (technical/engineering degree) in Mechanical, HVAC, Plumbing, Electrical or Fire Protection Minimum 5+ years of experience with Mechanical, Electrical, Plumbing and Fire Protection Systems Minimum 2+ years of project management experience Strong computer skills (MS Excel, Word, Outlook) Ability to read and comprehend drawings and specifications Understanding of BIM/VDC coordination and related detection programs Knowledge of local/state/international building codes for project location Knowledge of ASHRAE, NEC, NFPA, and LEED requirements Extensive knowledge of testing, balancing and commissioning practices Ability to make quick and accurate decisions Excellent communication skills at all levels Aligns with Suffolk’s Core Values: Passion, Integrity, Hard Work, Professionalism, and Caring Working Conditions
