Responsible for executive project level leadership on multimillion-dollar, multi-location, national energy retrofit projects. Oversight of ongoing project development, project delivery, measurement/verification and other post-sale activities. Determine resource levels to attain schedule milestones and monitor workforce levels to ensure conformance with the construction plan. Hire, retain and manage on-site work staff in compliance with contract deliverables, budget and timeline. Control change/scope creep, ensuring that all scope changes are documented and that change orders are approved prior to/in conjunction with the performance of work. Implement site safety and security procedures and project work rules; actively contribute to the development of the safety program. Develop and maintain Customer and Subcontractor relationships; maintain customer satisfaction for the duration of the project in a matrix management environment. Collaborate with Area Team Management, and National Operations and Engineering teams. External Relationships
Actively involved in the local contracting community and industry organizations; network with local and national subcontractors. Maintain high customer satisfaction for projects during execution. Serve as the single point of contact for a large, national energy retrofit project at multiple locations (bases, campuses, etc.). Project timeline to exceed two (2) years. Internal Relationships
Work with the National Delivery team, National Development team and Area Resource teams to provide sales and engineering support early in the audit process. Collaborate with Area Delivery Managers to ensure profitable execution of assigned projects. Ensure tasks are completed accurately, on-time, billed, within budget and within contract scope. Maintain profitability goals and positive cash flow for assigned projects. Manage scope development, project costing/savings and reconciliation; lead the team and own the outcome. How You Will Do It
Serve as single point of contact for Johnson Controls in front of a large national customer; high-level interface with stakeholders. Self-perform development support activities early in the project to inform vendor/partner selection, scope enhancements, value engineering, risk assessment, etc. Self-perform cost estimating, project scheduling and construction management of assigned projects; manage profitable execution across task orders. Ensure tasks are completed accurately, on-time, billed, within budget and within scope of the contract; maintain profitability and positive cash flow for the portfolio. Understand project scope and customer expectations; utilize resource planning to achieve high productivity. Own the customer relationship at a high level; plan, schedule, and control project activities. Provide monthly reporting of project financial status and participate in backlog reviews as needed. Oversee multiple FIMs and ensure consistency for a national contract; establish long-term customer and contractor relationships. Influence customers; develop and adhere to a Project Execution Plan; establish customer touch points to gain feedback on satisfaction. Communicate project status to National and Area Delivery Managers; provide monthly forecasts of revenue, costs, and gross margin for the project. Foster good relationships with subcontractors and internal partners; ensure compliance with legal requirements and ethical standards; champion the SSA Safety Program. Productivity Measurements
The Project Executive is responsible for the executed margin for all assigned projects. Metrics include: Speed to Revenue, Project Profitability, Guaranteed Energy Savings, Executed Gross Margin, Project cash flow, Timely Project completion. What We Look For
10-15 years of construction management experience. Project experience with size in excess of $50M; complex, large-scale projects in a multi-stakeholder environment. Business development, project development, and construction management experience. Knowledge of project audits, strategic relationships with contractors/subcontractors/vendors; proficient in scheduling software; strong communication and C-level relationship skills. Ability to maintain relationships across all project phases and provide ongoing status updates; evaluate technologies and equipment for suitable solutions. Strong leadership in scheduling, safety, and quality; advocate for the customer; responsible for internal staffing and reporting on the project. Who We Are
