The Role

The Project Executive provides overall leadership and direction on the construction project. Typically, the Project Executive is responsible for negotiating the Owner contract, is the main contact for the Project Manager for issues concerning budget, billing and client satisfaction, and ensures the fiscal success of the project.

Responsibilities for this role include leading the project from Pre-Construction through Closeout and beyond, acting as the common thread that owns the project lifecycle and ensures client satisfaction, budget, schedule, and quality objectives are met or exceeded.

Responsibilities

Provide leadership in business judgment and all financial and profitability aspects of projects under your jurisdiction

Participate in the work acquisition process, define and develop project budgets and schedules to achieve profitability objectives

Set milestones and assign staff qualified to handle the scope and complexity of the project

Work closely with clients, owners, architects and subcontractors to develop relationships that exceed Suffolk's standards

Oversee resources from start-up through closeout and ensure Owner expectations regarding budget, schedule and quality are met or exceeded

Act as the project’s lead from Pre-Construction through Closeout and beyond, including:

High-level oversight of projects from beginning to end, including budget, costs, events, performance and progress

Ensure day-to-day operations are transitioned to Project Managers and Superintendents

Mentor, train, and coach staff to meet Suffolk standards

Represent Suffolk to Owners, Architects, Consultants, Government Authorities, Vendors and Subcontractors

Project Acquisition: understand owner needs, represent Suffolk capabilities, help close opportunities

Review projects for challenges impacting budget/profitability using Litmus Test

Leverage industry contacts to generate leads and follow through to acquisition

Participate in RFP responses, editing for project content and interview participation as requested

Participate in contract negotiation as requested

Project Start Up/Turnover/Pre-Construction: assign project staff, approve pre-mobilization activities, ensure turnover between teams, lead pre-construction budgeting and scheduling

Project Operations: ensure budget, schedule, quality and profitability objectives are achieved; monitor contract compliance; visit sites to monitor performance and lead problem-solving to bring projects on schedule and within budget

People: develop and evaluate Project Manager and Superintendent staff; assist in sourcing and coaching talent

Financial Performance: manage cash, accounts receivable, forecasting, and P&L including contingencies and savings

Schedule Performance: develop Baseline Schedule, monitor progress, implement Lean Planning, ensure SOP compliance

Safety: champion jobsite safety and ensure adequate project funding

Meeting Management: attend and chair weekly project meetings to monitor profitability

Client Relationships: attend owner/project meetings, maintain continuous client contact and represent Suffolk on the team

Qualifications

Bachelor's degree with 10-15 years of construction management experience for a large-scale general contractor or CM at Risk

Self-perform experience a plus

In-depth knowledge of intricate commercial construction practices

Experience leading multiple project teams and developing direct reports

Experience with diverse project characteristics; know-how beyond general construction knowledge

Ability to manage change and adapt to new processes

Working Conditions While performing duties, the employee may sit for long periods, communicate, type, and perform related tasks. The role may involve standing, walking and reaching; vision requirements apply. The work environment includes office settings and job sites with varying noise levels.
