Walz Properties is seeking a strategic and results-driven
Senior Property Manager
to oversee a diverse asset portfolio consisting of multiple apartment communities and management teams. This leadership role is responsible for the overall operational, financial, and administrative success of assigned properties. The ideal candidate is a self-starter with strong leadership capabilities, deep knowledge of property management best practices, and a proven ability to drive performance, occupancy, and profitability across assets. The Senior Property Manager will work directly with ownership and executive leadership to implement short- and long-term goals, ensuring alignment with the company’s mission, vision, and values. Key Responsibilities
Portfolio & Operational Oversight: Provide direct leadership and oversight to a portfolio of apartment communities and teams, including on-site managers, regional/property/community managers, maintenance staff, and groundskeepers. Conduct weekly site visits to monitor property operations, maintenance, and leasing performance. Ensure all properties meet company standards for appearance, cleanliness, safety, and rent-readiness. Coordinate and oversee capital improvement projects in collaboration with owners and vendors. Strategic Planning & Analysis: Collaborate with executive leadership to define and implement short-term and long-term strategic goals for the portfolio. Develop and review annual property objectives, budgets, and performance targets for each asset. Perform monthly financial analysis, market research, rent comparable, and occupancy projections. Recommend and implement operational improvements based on data-driven insights and industry best practices. Leadership & Team Development: Provide mentorship, coaching, and performance feedback to management and maintenance teams. Conduct weekly check-ins with property and maintenance managers to assess progress and resolve issues. Monitor staffing needs across sites and assist with recruitment, training, and development efforts. Address and resolve escalated resident concerns or disputes with professionalism and efficiency. Compliance & Risk Management: Monitor compliance with all federal, state, and local regulations, including Fair Housing laws. Establish and reinforce risk management protocols across the portfolio. Ensure readiness for inspections and audits; assist in navigating legal matters such as evictions and small claims. Reporting & Communication: Review and analyze weekly and monthly reports from site teams; ensure data accuracy and completeness. Communicate key performance metrics and updates to owners and senior leadership. Oversee and support marketing strategies, online listings, and resident retention efforts in collaboration with regional teams. Handle special projects and ad hoc requests from ownership as needed. Qualifications
Minimum 5+ years of experience in residential property management, including multi-site oversight. Strong leadership and interpersonal skills with the ability to motivate diverse teams. Proficient in financial reporting, budgeting, and rent roll management. High level of proficiency in property management software (AppFolio preferred) and Microsoft Office Suite. Strong understanding of landlord-tenant laws, Fair Housing, and risk management practices. Proven track record of increasing occupancy, optimizing operations, and achieving NOI targets. Professional demeanor and excellent communication skills, both written and verbal. Preferred Qualifications
