Note: The following job description is for a Senior Project Manager position in Commercial Construction, based in Odessa, TX. Candidates must be willing and able to travel to project sites across nearby counties while maintaining a home base in or near the Odessa area. Benefits

Senior PM should possess a mastery of the PM 1 & 2 responsibilities, including the following areas:

Senior PM Responsibilities Time Management

Ability to work on multiple projects or run projects with advanced complexities.

Staff Development

Manage multiple project teams and mentor direct reports, or lead a larger staff on one of the company\'s high-complexity projects. Emphasize the career development of the individuals they manage. Learn from PM Huddles and communicate this across project teams to ensure consistency throughout the organization.

Reporting

Provide high-level project reporting to the Project Exec and Regional VP. Identify risks early and report them, along with risk mitigation plans, to the Project Exec and Regional VP. Implement these plans and report on resolution progress. Report on the project during company EOM reviews; prepare and present information.

Preconstruction

Participate in preconstruction meetings and work with the preconstruction team to ensure the project is set up for success once the Notice to Proceed (NTP) is issued. Develop bid tabs and ensure proper scope coverage when required.

Business Development

Participate in extracurricular activities and foster relationships with industry clients, designers, and subcontractors. Discuss and identify potential new projects in meetings where the Senior PM is present and share them with the BD team to track.

Project Management Responsibilities

Project Administration

Understand the prime contract and manage the project by its terms and conditions. Prepare for and conduct OAC meetings. Generate SOVs and produce monthly project billings, track receivables, and communicate payment status to upper management. Manage design teams to ensure information is provided promptly, facilitating a smooth project schedule.

Subcontract

Assist or conduct weekly subcontractor meetings, QC meetings, project coordination meetings, etc. Review and approve subcontractor SOVs and process subcontractor billings. Process vendor billings. Manage subcontractors to ensure they meet contract obligations. Address subcontract back charges. Support the PM in resolving conflicts with subcontractors.

Internal

Conduct weekly staff meetings to review project progress, identify issues, and resolve them. Assist in preparing and attending subcontractor preconstruction meetings. Review and ensure the accuracy and compliance of all daily reports. Ensure project admin understands project needs and balance workload across projects; schedule meetings as needed to establish priorities.

Financials

Forecasts

Provide timely and accurate forecast of estimated cost to complete the project, including cost codes.

Change Management

Manage changes for Owner and Subcontractor, evaluate costs, and package changes with proper backup for processing. Ensure CM software shows the correct estimated cost at completion.

Knowledge of the Procore Financial module, including setting up prime contract SOV, budget, cost codes, financial markups, invoicing, and formatting.

Schedule

Develop a project baseline schedule with proper logic, details, and durations. Track delays and project float. Update the schedule to reflect actual dates and remaining durations. Communicate with the project superintendent to manage and execute the schedule. Participate in major pull planning sessions and assist the superintendent. Input delays to reflect impacts and help resolve schedule issues in the field.

Job Procurement

Project buyout, manage the project budget, and create comprehensive scopes of work. Lead negotiations with subcontractors. Ensure timely and accurate submittals and material releases to support the schedule. Depending on staffing, oversee PM or APM to ensure this is done. Maintain the procurement log. Assist in QC phase meetings and ensure appropriate inspections and documentation. Look ahead for problems affecting schedule, scope quality, and gaps. Create RFIs to propose solutions and mitigate impacts. Work with the safety department to implement BC safety policies.

Talent Development

Understand and train others to perform responsibilities. Apply management principles and hold team members accountable. Foster teamwork and ensure admin support across multiple projects without overload.

Client Satisfaction

Ensure the client receives the project on time, within budget, and with the expected quality. Lead OAC meetings to keep the client engaged and prioritize client needs in decision-making.

Business Development

Networking at events to grow the network. Understand client expectations and communicate why they should proceed. Provide potential leads to the BD department.
