Responsible for overseeing facility related issues in all Goodwill owned and leased properties (Headquarters, Job Training Centers in Springfield and Beverly, retail stores, etc.). At Headquarters, direct the maintenance, housekeeping and security operation. Support maintenance and security operations at other sites. Support construction projects such as store renovations. Assure that all inspections, reviews, and drills are conducted in accordance with external requirements and best practices and consistent with Goodwill policies and procedures. Participate on the Safety Committee and other organizational committees.
Responsibilities
Assists in the planning, developing, organizing, implementing, evaluating, and managing of the areas outlined above. Assists in the development and implementation of policies and procedures to ensure that maintenance and security of the premises, facility, and equipment is current, safeand clean. Works closely with the staff of other Departments to ensure that activities related to facilities, security and housekeeping are properly planned and maintained to meet the needs of the organization. Ensures that all the equipment and machinery are safe and properly maintained for employee and program participant use. Inspects the facility and off-site locations on a regular basis, to ensure that security of the grounds, facility and equipment are maintained in accordance with the established policies and procedures and all hazardous areas are properly identified. Inspects, maintains and monitors the building security, video surveillance, vehicle tracking system, fire alarm and emergency systems in accordance with established policies and procedures. Maintains appropriate records of test results. Assists in loss prevention practices, to include investigations, surveillance and interviews if needed. Works with local police departments in scheduling details for special events as needed. Establishes and maintains an effective preventive maintenance program of cleaning, painting, maintaining organizational facilities and equipment as necessary/approved. Maintains preventive maintenance contracts for equipment as necessary/approved. Establishes and maintains a priority system on unscheduled maintenance and housekeeping. Maintains the heating/cooling units/systems in proper working condition, as specified by the manufacturer and according to all lease/rental agreements. Makes written and verbal reports/recommendations concerning the operation of the department(s). Ensures that outside services are properly completed / supervised in accordance with contracts/work orders. Ensures that proper purchasing practices are followed when purchasing equipment / supplies. Reviews and maintains all warranties, lease agreements, outside preventive maintenance, housekeeping schedules, inspections, to ensure coverage is in place for all equipment, machinery and property. Manages storage for essential and required paper documents for the overall organization including managing outside contract. Maintain required health and safety inspections of facilities to ensure compliance with regulations and standards set by program funding sources. Performs other duties as assigned. Qualifications
Bachelor’s Degree strongly preferred. Equivalent experience may be considered. Minimum of 5 to 7 years of experience in building and security management with at least 3 years in a supervisory capacity and 2 years in multi-site operations. Demonstrated ability in implementing and oversee the use of electronic facility management systems to optimize operational and maintenance functions. Proficiency in Microsoft Office, particularly Word, Excel, and PowerPoint with a demonstrated ability to conduct analyses of costs and utilization. Must be knowledgeable in boilers, compressors, generators, computerized heating & cooling stems, global tracking systems, as well as various mechanical, electrical and plumbing systems. Ability to read and interpret blue-prints. Knowledgeable in building codes and safety regulations. Must posses a valid MA State Driver’s License and reliable personal transportation necessary to travel within the state. Satisfactory results of all required background checks according to Goodwill policy.
