Overview
The Senior Commercial Construction Manager oversees the full construction process across all shopping centers, including capital improvements and general renovations. Key responsibilities include managing and supporting construction and operations teams; coordinating consultants, contractors, and vendors; ensuring the timely scheduling and execution of construction and maintenance projects; upholding quality standards; and preparing conceptual budgets and lease exhibit estimates. Responsibilities
Prepare timely landlord work budgets and concept estimates as requested by the commercial team Create work schedules and prepare a detailed construction timeline for future projects Conduct site visits to identify and address code compliance deficiencies Act as the liaison between leasing, operations, contractors, county officials, and architects to ensure effective coordination of processes such as obtaining occupancy permits, and proper space turnover Collaborate with field supervisors, contractors, and architects to prepare vacant units to meet in accordance with the requirements of the Lease Agreement Work Letter Partner with consultants and contractors to evaluate the viability of individual construction and development initiatives Verify that the Commercial Operations Manager is aligning tenant façade signage with landlord specifications and securing signoff from the EVP Ensure alignment between the Construction/Project Management team and the Landlord’s lease obligations, and verify the team’s ability to carry out the required project scope Confirm that the Commercial Operations Manager is overseeing both the tendering of spaces and the coordination of space returns Provide strategic support to the Commercial Operations Manager to ensure each center’s operational requirements are met with efficiency and effectiveness Oversee the development and review of annual operating expense budgets Conduct a thorough review of all construction cost estimates and contractual documents developed by this position in collaboration with the Commercial Operations Manager Oversee contracts creation and administration in accordance with approved budgets working alongside with construction managers, engineers, architects and third-party consultants Ensure contractual obligations have been met and approve the corresponding invoice for completed services Manage all aspects of the capital improvement process across commercial properties encompassing planning and budgeting for both short- and long-term projects Upload, maintain and organize all construction related documentation associated with Commercial Properties in SharePoint Oversee all tenant improvement work carried out by both the Landlord and the Tenant Participate in the recruitment and selection process for qualified design consultants, contractors and vendors for tenant relayed projects Maintain quality assurance by ensuring all projects comply with Landlord standard Partner with the Commercial Operations Manager to develop and maintain an HVAC tracking system that ensures accurate unit data (e.g., tonnage, system type, condition) is readily available to the construction and leasing teams Qualifications
Bachelor’s degree is required 10 plus years of progressive construction and project management experience is Experience in retail or tenant coordination required; multiple years Effective communicator with established leadership capabilities Knowledgeable with Microsoft Office Suite including Outlook, Word, Power Point and Excel Skills and Requirements
Excellent customer service and interpersonal skills with the ability to relate to others and communicate with all levels of management effectively and sensitively. Ability to lead and motivate a team. Ability to work independently and prioritize effectively in a fast‑paced environment with a strong sense of urgency. Ability to relay technical concerns with adequate detail, quickly and accurately. Capability to read, write, comprehend, and converse in English. Ability to use general office equipment, such as telephone, fax machine, printer, copier. Strong organizational and time management skills. Must maintain a valid driver’s license, clean driving record and current auto insurance. Must comply with all safety requirements.
