Strategic Leasing Management Regular/daily onsite attendance is required Ensure staff leasing techniques are effective in obtaining closure, follow-up procedures met, signing/documentation of leases, and reporting systems are accurate and up to date Audit all lease files to ensure adherence to policies and procedures Deal with resident complaints, concerns, and requests to ensure resident satisfaction Develop and implement resident retention programs (e.g., resident functions, promotions, monthly newsletter) Effectively show, lease, and move in prospective residents Marketing Management Assist in developing the annual marketing plan and marketing budget Implement marketing efforts and outreach, developing campaigns and assisting with design to generate traffic Monitor leasing/renewal progress and provide additional support where needed Supervise planning and execution of leasing and renewal events as approved by the Community Manager Maintain product knowledge of the property and competition; complete weekly market survey report Utilize sales strategies to increase property traffic, maintain closing ratios, and achieve budgeted occupancy Personnel Management Assist the Community Manager in screening, hiring, training, coaching, and developing on-site staff Support ongoing training, coaching, and guidance to ensure staff effectiveness and compliance with Asset training benchmarks Promote harmony and quality performance of staff through leadership Ensure staff compliance with Company policies and procedures Administrative Management Provide excellent customer service and monitor service request turnaround and maintenance responsiveness Maintain property appearance and ensure timely repairs through regular inspections Assist with supervision of operations and efficient use of property resources, equipment, and supplies Qualifications
High School Diploma or Equivalent; Bachelor’s degree preferred or one year’s experience in housing Ability to perform all on-site software functions; basic computer skills required Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements
Regularly remain in a stationary position, often standing or sitting for prolonged periods; communicate with others and perform repetitive motions Ability to ascend/descend ladders, stairs, and assist in moving between worksites; operate vehicles as needed Occasionally move to different positions and environments, lift and move up to 25 lbs, work overtime as needed (emergencies), and work in varying temperatures and outdoor conditions Salary
Salary Range: $25 per hour to $27 per hour Employment type
