PruittHealth Job Purpose The Director of Maintenance and Operations assumes administrative authority, responsibility, and accountability to maintain the facility physical plant and essential mechanical, electrical and patient/resident care equipment in safe operating condition. Manages employees in provision of maintenance services that protect the health and safety of patients/residents, personnel and the public and provided are consistent with Life Safety Code of the National Fire Protection Association and with all state and federal laws and regulations. Key Responsibilities

Collects, reviews maintenance requisitions from all units and departments of the facility. Reviews information, establishes priorities, assigns staff or inspects, replaces, repairs, or otherwise resolves the problem. Establishes and conducts scheduled maintenance throughout the physical plant and for all equipment. Maintains and tests the emergency power system to ensure availability of power to all entrances, exits, fire detection alarms and extinguishing equipment, and life support systems in the event electrical supplies are interrupted. Performs daily duties of maintenance staff and maintains essential equipment (e.g., boiler room equipment, nursing unit/medication room refrigerators, kitchen refrigerator/freezer, and laundry equipment) in safe operating condition. Establishes procedures to ensure the availability of potable water to essential areas in case of loss of normal supply. Monitors temperatures and immediately initiates repairs to eliminate hazards for residents, staff and others. Communicates directly with residents, families, and legal representatives to identify appropriate needs and abilities. Monitors maintenance staff performance by observing staff on all units and shifts and interviewing facility staff, residents, and families. Performs quality assurance functions, including compliance rounds, to evaluate compliance with state and federal laws and facility policies. Develops and updates maintenance policies and procedures that reflect facility philosophy and objectives and comply with regulations. Completes required documentation and record keeping of maintenance activities; audits records for accuracy and completeness; implements improvements in department records. Collaborates with consultants with timely responses to information requests and suggestions to improve quality of maintenance services. Monitors staff compliance with OSHA workplace safety mandates, including hazard communication and bloodborne pathogens; provides first aid and refers on exposure as needed. Participates in the department budget development and provides relevant financial information to the Nursing Home Administrator. Hires and retains qualified maintenance staff to ensure a hazard-free, sanitary, comfortable environment for residents, staff, and others. Supports the long term care survey process by guiding staff and ensuring timely information collection during surveys. Knowledge, Skills, Abilities

Participate in center/agency surveys (Licensure/JCAHO) and required reports. Attend and participate in continuing education to stay current in the field and maintain licenses/certifications as required. Attend mandatory in-services. Respect patients/residents’ rights to fair and equitable treatment, self-determination, privacy, property, and civil rights. Comply with corporate compliance program. Report job-related hazards including exposure to blood and body fluids and take appropriate action. Follow safety regulations (fire protection, smoking, infection control) and safe procedures when performing tasks or operating equipment. Perform other related duties as directed by supervisor. Minimum Education and Experience
