Job Summary
Perform a wide variety of routine to moderately complex Plant &Maintenance tasks.
Maintain all campus HVAC and Aquatic Facility equipment. Required to ensure the proper maintenance of
campus buildings. This position has an Essential Employee Verification Card. 1. Repair minor plumbing problems pertaining to interior/exterior areas of assigned buildings. Includes repair of toilets, sinks, waste lines, water service line, shutoff valve, sewer line, traps and faucets.
2. Perform repairs to all HVAC system on campus to include welding, soldering, electrical wiring, cutting pipe (black, copper and PVC) utilizing a variety of tools which include, but not limited to, soldering torches, welding machines, ladders, electric meters, electric drills and saws, pipe cutters, both electrical and manual, refrigeration gages, refrigeration evacuators and recyclers.
3. Perform preventative maintenance on all HVAC systems on campus to include filters, belts, motors, freon levels, electrical, boiler treatment, piping, controls, thermostats, compressors, condensate drains, exhaust stacks and all other associated HVAC preventative maintenance.
4. Operate automated energy management system used to monitor HVAC systems throughout campus. Program equipment to respond to events on campus, check temperatures, on/off cycles, electrical usage.
5. Prepare surfaces prior to painting which include spackling, sanding and priming surface before applying topcoat. Areas painted include ceilings, floors, doors, door jams and walls.
6. Complete preventative maintenance work orders that are generated by the computerized maintenance system.
7. Daily shutdown and inspection of all HVAC systems in all campus buildings.
8. Daily inspection of Aquatic Facility equipment.
9. Replace interior/exterior light bulbs, florescent tubes and ceiling tiles in classrooms, offices, corridors, restrooms, lounge, cafeteria, gymnasium, etc.
10. Maintenance of exterior building surfaces which require minor masonry repairs which include painting and caulking of joints and surfaces around doors and windows to prevent a water penetration problem.
11. Perform snow removal during the evening hours in the absence of the groundskeeping crew, including driving a salt truck. 12. Perform other duties as assigned which may include, but not limited to, HVAC, fire alarm assignments, and other maintenance duties. Prolonged periods standing, kneeling, bending, stooping, pushing, pulling, reaching,
climbing ladders and set up and use scaffolding.
Must use numerous power tools such as table saw, drills, belt sander, circular saw, welder, etc.
Must have full range of physical motion as required to properly operate manual and electrical
power tools.
Must have balance necessary to traverse and work on scaffolding and roofs.
Must be able to lift 50+ pounds at a time.
Able to climb ladders and roof access ladders.
Will work in a variety of environments and weather with exposure to dust and fumes
in both indoor and outdoor construction.
Must have a valid driver's license.
Qualifications - Education
High School Diploma or GED preferred.
Qualifications - Experience
Minimum of two years of experience in building maintenance preferred.
Minimum of three years of experience in industrial HVAC experience preferred.
