Overview

A growing real estate management company is seeking a

Director of Capital Improvement

to oversee renovations, infrastructure upgrades, and CAPEX projects across a large portfolio of communities. Reporting to the VP of Capital Improvements, this leader will manage project execution, vendor relationships, budgeting, and compliance—while also directing a field-based team responsible for renovations and capital projects. This is a highly visible role requiring strong leadership, facilities management expertise, and a proven ability to deliver projects on time, on budget, and to quality standards. Key Responsibilities

Lead and deliver renovation and CAPEX projects across communities, ensuring projects meet scope, timeline, and budget expectations Develop and manage CAPEX budgets for multiple sites Review, scope, and recommend approval of bids for repairs, equipment replacements, and capital projects Manage vendor relationships and ensure compliance with safety, quality, and contract requirements Enforce OSHA and workplace safety standards, providing training and oversight for renovation and maintenance teams Build systems to track, report, and analyze CAPEX projects and results Collaborate with property leadership and operations management to align on strategic initiatives and capital planning Support and mentor field-based capital improvement and renovation managers Drive process improvements and implement best practices to increase efficiency and strengthen internal controls Participate in monthly operational and financial reviews with leadership Qualifications

10+ years of facilities management, construction, or related experience Bachelor’s degree in construction management, business, or related field (preferred) Proven experience managing multiple projects and budgets simultaneously Strong knowledge of Fair Housing laws, zoning, and building codes Excellent written and verbal communication skills Advanced skills in Microsoft Office (Excel, Word, Outlook) Strong leadership and relationship-building skills with cross-functional teams What We Offer
