We are currently seeking an experienced Construction Superintendent to oversee the conversion of a 150,000 sq. ft. office building into luxury residential apartments in Downtown Manhattan . This role is focused on the active conversion of a high-rise office building into high-end residential units , a complex and highly coordinated project in a dense urban environment. The Superintendent will be responsible for daily field operations, subcontractor management, schedule adherence, safety, and quality control — with a special emphasis on managing work in occupied or partially active buildings and delivering the level of finish expected in luxury residential construction.

Key Responsibilities:

  • Maintain a safe, organized, and DOB-compliant job site always.
  • Lead and coordinate all daily site activities and subcontractor operations.
  • Ensure adequate manpower, sequencing, and material deliveries to meet the project schedule.
  • Manage construction in an occupied or partially occupied building , coordinating with property management and tenants as needed.
  • Oversee the transformation of commercial spaces into high-end residential units , ensuring top-tier attention to detail and quality finishes.
  • Maintain thorough daily reports, participate in meetings, and collaborate closely with project managers and ownership.
  • Handle all NYC DOB inspections, documentation, and compliance requirements.
  • Identify field issues quickly and implement solutions to keep the project on track.

Qualifications:

  • 10+ years of experience as a Construction Superintendent with a general contractor, managing high-rise projects in New York City.
  • Proven experience on office-to-residential conversions or adaptive reuse projects.
  • Experience working in occupied buildings and coordinating existing operations.
  • Track record of delivering luxury residential units with top-tier finish quality.
  • Strong knowledge of construction trades, building systems, and sequencing.
  • Exceptional communication and organizational skills.
  • Deep familiarity with NYC DOB processes , codes, and inspections.
  • OSHA 30 required; SST and scaffold certifications preferred.
  • Ability to read and interpret architectural and engineering drawings accurately.
  • Strong leadership presence on-site with the ability to motivate and manage subcontractors.
