We are currently seeking a Licensed Contractor – Construction Project Manager to oversee commercial construction work on behalf of one of our clients, a locally owned business based in Oahu, Hawaii.

Position Overview:
This subcontract position involves managing commercial construction projects for a client located in Oahu. The ideal candidate is a licensed Hawaii contractor with a proven background in commercial work and a strong ability to lead teams, oversee subcontractors, and manage project schedules and budgets.This is a project-based opportunity ideal for contractors looking for steady subcontract work on commercial-only projects.

Key Responsibilities:

• Project Oversight
  • Lead and manage commercial construction projects from planning through closeout
  • Coordinate subcontractors, vendors, and on-site teams
  • Ensure project compliance with Hawaii building codes, permits, and client specifications
  • Oversee job site operations, safety, and quality control
• Budget & Scheduling
  • Maintain project timelines and track deliverables
  • Monitor labor costs and material usage
  • Approve subcontractor invoices and ensure timely processing
• Client & Team Communication
  • Serve as the primary point of contact with the client and stakeholders
  • Conduct site meetings and progress reports
  • Collaborate with ownership and provide regular updates

Qualifications & Requirements:

• Must hold a valid Hawaii Contractor’s License
• 5+ years of experience managing commercial construction projects
• Strong understanding of Oahu permitting, building codes, and inspection processes
• Excellent communication, leadership, and scheduling skills
• Ability to coordinate multiple subcontractors and suppliers
• Reliable transportation and ability to work on-site throughout Oahu
• Familiarity with project management tools such as Smartsheet, Excel, or Bluebeam

Preferred Qualifications:

• Experience with commercial tenant improvements and renovations
• Strong network of local subcontractors and vendors
• Proficiency in construction progress tracking and reporting
