Our client, a Mid-Atlantic based, nationally focused real estate development/construction consulting & advisory firm seeks an experienced project management leader to join the Company. Having represented client organizations within the healthcare/life sciences, commercial, and industrial market sectors, this group has successfully developed and built over 20 million square feet of commercial real estate in emerging, high growth markets and communities.
Position Overview
Reporting to Project leadership, the Project Manager | Senior Project Manager will be responsible for managing day-to-day planning, design, budgeting/estimating and administration for a multi-billion dollar / multi-phase, nationally recognized Healthcare development Project.
The Project Manager | Senior Project Manager will be instrumental in helping coordinate and manage internal and external functional teams, consultants and contractors to ensure Project milestones are delivered on time, within budget, and to the highest standards of quality and compliance.
Key Responsibilities
- Collaborate with Project leadership to define scope, budgets, schedules, and delivery methods to ensure clear and concise communication throughout the Project.
- Coordinate and manage permitting, design development and pre/construction execution activities with a clear focus on quality, cost, risk mitigation, and stakeholder alignment.
- Develop positive, interactive relationships with contractors, architects, engineers, and other consultants to ensure design solutions meet operational and financial goals for the Project.
- Manage day-to-day communication with Project management teams ensuring adherence to safety, schedules, and key deliverables.
- Maintain detailed project documentation, action items, and schedules across all phases of the Project.
- Review design documents for code, compliance, constructability, and/or other project requirements.
- Manage, oversee, and interpret Project budgets, forecasts, funding approvals and/or cost tracking processes.
- Ensure timely processing of invoices, draw requests, and any/all other change in coordination with internal/external teams.
- Provide senior management with executive level reporting on project financials, risks, and performance metrics.
- Maintain ongoing, productive relationships with various stakeholders throughout the Project. Promote positive, interactive communication ensuring a culture of information sharing and documentation.
- Participate in project presentations to elected officials, public, ownership, and any other key stakeholders on the Project.
Key Qualifications
- Undergraduate degree in Architecture, Engineering, Construction Management, or related field with strong emphasis in Design or Construction.
- Minimum 5-10 years of experience within a sophisticated A/E/C firm and/or commercial real estate owner/developer.
- Exposure to large, complicated, multi-phase healthcare projects is mandatory. Heavy emphasis on exposure to planning, design, and construction management of large, multi-phase projects.
- Prior experience being a key participant in leading and managing relationships with contractors and consultants throughout a complex project.
- Proven experience carefully managing/overseeing project financials and reporting.
- Excellent organization/project management skills with prior experience managing multiple projects across multiple phases at a given time.
- Outstanding communication skills, both oral and written, with the ability to communicate complicated technical concepts in a clear and concise manner.
- MUST be willing to reside in the Raleigh/Durham/Chapel Hill (Research Triangle).
