Job Description Summary

Maintain the integrity of all building systems, operate the building efficiently, and perform tenant services while maintaining positive tenant relations in accordance with the company's operational and safety procedures.

Responsibilities

  • Conduct building tours, maintain equipment, and report deficiencies.
  • Assemble, install, test, and maintain electrical wiring, equipment, and fixtures.
  • Diagnose system malfunctions and troubleshoot issues.
  • Connect wires to circuit breakers, transformers, and other components.
  • Inspect electrical systems for hazards and compliance with codes.
  • Advise management on equipment safety and operation.
  • Test electrical systems to ensure safety and compatibility.
  • Maintain current electrician's license as per regulations.
  • Plan layout and installation of electrical wiring and fixtures.
  • Review blueprints and ensure conformance to codes.
  • Install ground leads and connect power cables.
  • Perform generator testing and oversee load bank testing.
  • Provide sketches and cost estimates.
  • Assist during emergencies with floodlights and generators.
  • Stay updated on building systems technology and safety procedures.
  • Operate and troubleshoot BMS/EMS systems.
  • Follow safety procedures and participate in safety programs.
  • Respond professionally to tenant calls and emergencies.
  • Complete tasks efficiently and maintain regular attendance.

Qualifications

  • MA Electrical License
  • High School diploma or equivalent preferred.
  • 4-6 years as a licensed electrician in a commercial setting.
  • Training in HVAC and building engineering technologies.
  • Ability to work independently and handle multiple projects.
  • Knowledge of OSHA, NEC, NFC codes.
  • Ability to participate in on-call schedules.
  • Strong technical and problem-solving skills.
  • Proficiency with computers and work order systems.
  • Excellent tenant relations and communication skills.
  • Flexibility to work at various sites.
  • Valid driver’s license.

Physical Requirements

  • Stand, walk, reach, and use arms regularly.
  • Operate machinery and tools.
  • Talk, hear, and occasionally smell.
  • Work at heights, in varying temperatures, and lift up to 75 lbs.
