The Project Manager is responsible for the daily management, supervision, coordination, and successful completion of construction projects to meet time and cost objectives, including contracting, scheduling, estimating, bidding, and contract administration.
Essential Job Functions, Duties And Responsibilities
- Develop and maintain project schedules in coordination with Preconstruction, including managing subcontractors and vendors.
- Establish and monitor administrative procedures in line with company policies.
- Ensure compliance with insurance, safety, labor relations, and EEO requirements.
- Support and implement the companys Project Success Planning processes.
- Develop, review, and approve project budgets, schedules, and bid documents.
- Coordinate buy-out meetings and prepare subcontracts.
- Guide the budget estimating, purchasing, engineering, and construction functions related to the project.
- Maintain comprehensive project documentation, including plans, specifications, and correspondence.
- Establish and maintain relationships with owners, architects, engineers, and subcontractors.
- Review and approve payment applications and invoices.
- Negotiate and execute change orders, updating budgets accordingly.
- Prepare and issue progress reports, pay applications, schedules, and cost reports.
- Manage project closeout processes.
- Lead and train project team members.
- Participate in project meetings and business development activities.
- Ensure timely project completion through scheduling and expediting.
- Adhere to all policies and participate in continuous improvement initiatives.
Minimum Requirements
- Preferred 4-year degree in a construction-related field or equivalent experience.
- 3-5 years of project management experience in construction projects valued between $2M and $50M.
- Proficiency in estimating, scheduling, budgeting, safety, and computer applications like Viewpoint, Primavera, Excel, and Word.
- Understanding of superintendent responsibilities.
Working Conditions
Must visit job sites, including climbing ladders or scaffolding, to monitor construction progress.
