Position Summary
The Associate Director of Finance (Property Accounting) will oversee the financial management, accounting operations, and reporting for a large portfolio of condominiums and cooperatives. This role is responsible for ensuring the accuracy, compliance, and timeliness of all financial statements, budgets, and audits while supporting the Director of Finance in driving process improvements, implementing best practices, and mentoring accounting staff. The Associate Director serves as a key liaison between property managers, boards, auditors, and executive leadership.
Key Responsibilities
Financial Management & Reporting Oversee preparation of monthly, quarterly, and annual financial statements for condo and co-op properties, ensuring compliance with GAAP and company standards. Review and approve general ledger reconciliations, cash flow statements, and financial analyses. Partner with property managers and boards to present financial results and provide insights into variances, reserves, and long-term planning. Ensure compliance with local, state, and federal regulations, including tax filings and reporting requirements. Budgeting & Forecasting
Lead the annual budgeting process for assigned properties, working closely with property managers and board members. Monitor budget-to-actual variances and advise on corrective actions. Provide financial modeling and forecasting to support capital projects, reserve studies, and strategic decisions. Audit & Compliance
Coordinate and manage annual audits and tax filings with external auditors and tax professionals. Maintain internal controls and ensure adherence to company accounting policies and industry regulations. Review and implement process improvements to strengthen compliance and efficiency. Leadership & Team Development
Supervise, mentor, and develop property accountants and senior accountants, providing training and career development guidance. Assist in staffing decisions, workload management, and performance evaluations. Support the Director of Finance in setting departmental goals and driving continuous improvement. Collaboration & Communication
Serve as a trusted advisor to property managers, board members, and executives regarding financial matters. Communicate complex financial information in a clear, concise manner for non-financial stakeholders. Collaborate cross-functionally with operations, treasury, and compliance teams to align financial goals with organizational objectives. Qualifications
Bachelor's degree in Accounting, Finance, or related field; CPA or MBA preferred. 7-10+ years of progressive experience in property accounting or real estate finance, with at least 3 years in a supervisory or managerial role. Strong knowledge of GAAP, co-op/condo accounting, and real estate regulatory requirements. Experience with property management accounting systems (e.g., Yardi, MRI, Skyline) preferred. Excellent leadership, analytical, and problem-solving skills. Strong communication and interpersonal abilities, with proven experience presenting to boards and senior leadership.
