The Nebraska Game and Parks Commission is looking for a passionate, collaborative, and detail-oriented individual to oversee and lead all real estate actions within the agency. This position will work in a highly motivated environment to ensure that public wildlife habitat and park lands are available for future generations. This role focuses on real estate transactions for the agency. The daily workload of this role varies, and the position could be working on leases for the agency and the next, they could be working on acquiring a piece of land for public recreation or research on a property we own. This position is challenged with improving processes and communication across different teams regarding land actions and understanding the needs of all to ensure all rules, regulations and actions are in accordance with the steps of state and federal requirements. This position will provide leadership in the following areas: Land Acquisitions: Inspect, assess, and coordinate all processes of acquisition process including closings on properties. Management of Land Portfolio: Oversee easements, deed work, internal boundary discussions, and in lieu of tax payments for the agency. Research and analysis of land actions: Provide agency staff research and analysis of existing files in land portfolio, create electronic filing system that is logical and useful for multiple staff, and work with partners and landowners on questions to the agency regarding land actions. Management of Lease Process: Coordination with NE Department of Administrative Services for all leased properties for the agency. Coordination with partners, landowners, and administration of agency regarding leases that the agency has with others to manage land on their behalf. Coordination of Real Estate Database and Mapping: Maintain and improve the real estate database and coordinate all mapping needs with IT department, ensuring all properties are properly mapped and identified for the public and staff. Coordination of Land Donations: Work with the Nebraska Game and Parks Foundation for all projects that donate land to the Foundation for the agency and work with NE Department of Administrative Services when land is donated directly to agency. Other Duties as Required: Work involves leading several internal committees on land activities, coordination with federal aid team, work with partners on different actions, a small amount of in-state travel as needed, and other actions that may be assigned. One year of experience in planning, organizing, and implementing program administrative or business financial functions. Experience may substitute for education on a year-for-year basis. Valid driver's license is required. Preferred Qualifications: Commercial or Residential Real Estate License and at least two years of experience in property management, leasing, or commercial real estate. Entry Performance Knowledge, Skills and Abilities: Knowledge of: types of land acquisitions and other land actions; accounting principles, practices, methods, and procedures; computer capabilities and applications. Skill in: decision-making; research and data analysis; effective communication; operating computer equipment/programs and other office machines; implementing performance improvement actions. Ability to: collaborate with staff and partners; adequately research issues and ask questions; to meet deadlines; summarize technical data; learn state and federal rules and regulations; negotiate for land actions on behalf of agency.
