Compensation:

$110K to $130K, eligible for bonus

UIP General Contracting (UIPGC) is currently looking for an experienced Project Manager to join our team of professionals in the Washington, DC area. Particularly focused on multi-family, mixed use and small projects, the Project Manager provides management oversight for all phases of construction projects, including coordinating employees, subcontractors, material and equipment, ensuring the contract documents are being adhered to, scheduling of the work, and tracking/projecting cost. The Project Manager will ensure that the project is proceeding with a strong emphasis on quality, trade partner relations, and budget.

Responsibilities

Work with the project team to develop a cost-effective plan and schedule for completion of project following a logical pattern for utilization of resources.

Minimize exposure and risk by implementing and auditing safety standards and quality assurance controls.

Coordinate work of subcontractors with project team working on various phases of multiple projects.

Oversee performance of all trade contractors and review architectural and engineering drawings to ensure that all contract documents and regulations are being followed.

Ensure proper administration of subcontract agreements and purchase orders to assist the field in maintaining and improving upon the project schedule.

Assist in obtaining all necessary permits and licenses.

Supervise Assistant Managers, Project Engineers and Superintendents, review reports, address reported difficulties, and review safety violations. Ensure that reported deficiencies have been properly addressed.

Track and control construction schedule and associated costs to achieve completion of projects within time and monies allocated.

Report to owner, architects and portfolio managers about progress and any necessary modifications of plans; plan, implement, track and closeout/turnover construction projects.

Conduct project meetings and manage day-to-day operational and tactical aspects of multiple construction projects in a supervisory role.

Manage day-to-day client interactions and expectations as the owner liaison.

Accurately forecast revenue, profitability and project costs.

Develop and present monthly project status reports.

Generate and issue regular internal and external project reporting.

Proactively identify and project changes in project scope and ensure appropriate measures are taken.

Track and ensure that RFI, Submittal, and Change Order logs are up to date and accurate. Review all Change Orders, verify cost and present to ownership for approval.

Qualifications

College degree and at least 5 years’ experience in commercial/residential construction primarily focused on interiors and small projects.

Ability to work in a team setting, maximizing results for everyone.

History of success in managing projects to successful completion, on-time and within budget.

Experience in managing a direct hire workforce and subcontractors.

Proficient with computer software used in the construction industry including but not limited to MS Office, Outlook. Experience with CMIC, Procore and P6, preferred.

Solid experience in schedule development and schedule management.

Proven understanding of the means and methods of construction associated with the build and/or renovation of multi-family residential buildings.

Goal oriented, deadline driven, and reacts quickly to challenging circumstances to achieve the desired end results.

Proven leadership and supervisory skills. Addresses and solves problems promptly.

Proven ability to confront difficult situations and manage them to a successful conclusion.

Highly entrepreneurial with the ability to work effectively without supervision.

Willing to learn and adapt to difficult situations. Provide input that may improve company policies and procedures.
