The Role
The Senior Project Manager is responsible for all project administration including all contractual requirements, agreements with trade partners, purchase orders, and risk management. This individual also manages general work performance and quality, and overall team progress against the project plan. Responsibilities
Budget Updates: Produce thorough forecast of Cost-to-Complete; coordinate Oracle with Expedition to identify exposures; track costs of field directives and back charges; create detailed analysis of line-item exposures; follow the Forecasting Calendar; teach Standard Operating Procedures for budget updating. Change Order Management: Utilize Expedition to track all Proposed Change Order items; provide the Owner with up-to-date status reports; produce a monthly Owner Change Order; recover legitimate GC costs; track Contract Allowances and field directives/back charges for timely processing. Project Close Out: Establish an effective Close-out Plan; implement Noncompliance Reporting System; utilize the Work List System; use the CCQ process for close-out; train others on close-out processes. Owner/Sub Requisition Process: Ensure Owner approvals by the 1st of each month; produce Schedule of Values; establish a 30-day payment collection process; review Hold Reports for timely payments to Subcontractors/Vendors. Cash Management: Manage cash flow; produce Schedule of Values; review Subcontractors SVs to prevent overpayment; review requisitions; maintain accurate cash model and percent complete projection. Meeting Management: Establish a meeting regiment for the Project Team; follow SOP for key meetings; manage meetings by agenda and time limits. Contract Logs: Assemble and maintain Project Logs; conduct monthly focus meetings to review logs and identify exposures. Subcontractor Relationships: Maintain a "Firm but Fair" approach; promote organization and professionalism; address non-performing Subcontractors promptly. Exhibit B Purchasing Process: Produce clear Scopes of Work; organize a well-planned purchasing process; prioritize timely buy-out and meet the buy schedule. Schedule Management: Lead with the Superintendent to produce a solid baseline schedule; track changes; manage critical path and provide monthly schedule updates to the Owner; take action with subcontractors impacting schedule; assist with buy-out and procurement schedule and narrative. Risk Management: Complete buy-out to maintain workflow; issue timely notices; secure CCD authorizations; act on non-performing Subcontractors; complete submittal and coordination within 180 days; teach risk management to others on the project team. Owner Relationship: Build trust with the Owner; keep the Owner informed to prevent surprises; seek strong recommendations for SCCI. Quality Management: Lead in Quality Management Program usage; conduct inspections and nonconformance tracking; require mock-ups to set quality expectations. Team Leadership: Foster teamwork; set work ethic guidelines; organize team events and training; address conflicts promptly. Mentoring/Training: Oversee career and educational development; ensure adherence to SOPs and actively teach processes. Qualifications
Bachelors degree in applicable discipline and a minimum of 10 years of experience relative to project size and scope Excellent business judgment with profitability outcomes and strong client/subcontractor relationships Excellent organizational skills and attention to detail with contract and legal provisions Ability to analyze and execute financial trade-offs with incomplete data Ability to multi-task and manage competing priorities Judgment to escalate issues appropriately Ability to manage and embrace change; quick to adapt to new processes Strong sense of urgency and initiative with complex issues Excellent problem-solving skills and decisive action Strong diplomatic and communication skills; able to resolve conflicts Candidate must possess Suffolks Core Values: Passion, Integrity, Hard Work, Professionalism, and Caring Working Conditions
