Overview
Location: Wilmington, Delaware. Base pay range: $50,000.00/yr - $80,000.00/yr. This position is located in Wilmington, Delaware. Project Manager. The Project Manager equips, motivates, and supports Site Managers and other Production Team members to deliver sustained, exceptional customer service and workmanship. The Project Manager is responsible for the consistency, profitability, and success of all projects assigned. He or she analyzes and assesses all aspects of production to make timely, informed decisions and goals, and conveys the company vision, culture, and attitude to the Production Team. The position requires organization, attention to detail, trade knowledge, and strong communication to empower others (Site Managers, crews, and other team members). Essential Duties And Responsibilities
Creates and executes a schedule of planned visits to project sites. Contacts homeowners with approved contracts, schedules visits, and communicates with customers about schedule changes. Meets with homeowners to develop project specifications; visits project sites to confirm measurements and materials provided by the Estimator; identifies issues and clarifies them with the homeowner. Determines pre-project gross margin. Updates DataForma with pre-project labor and material estimates and ensures margins meet company guidelines. Initiates contact with Estimators, Sales Manager, or Production Manager to resolve open items. Orders materials and updates DataForma as needed. Updates systems and ensures all details, events, statuses, and notes are current in the CRM system. Determines and updates the Project Schedule Score, using guide, experience, and current factors to estimate project duration from start to Certificate of Completion. Updates score for changes (change orders, delays, crew availability, etc.). Updates pre-job margins and budget as applicable. Corrects estimates if mistakes are found before, during, or after project start, in consultation with the Production Manager when unsure. Ensures timely project starts. Verifies Site Manager readiness, communicates with customers and crews, ensures materials and equipment are on site, and that crews have proper safety attire. Updates DataForma and email chains as required. Monitors project progress. Communicates with scheduling team, Site Manager, and crew leaders to identify and address issues; communicates with customers as needed; updates DataForma and emails as required. Ensures proper completion of projects. Coordinates with crew leaders, Site Manager, and Customer to obtain a signed Certificate of Completion; notifies Billing Specialist for final invoice; updates DataForma and emails as required. Secures final payment. Meets with customers to review work, obtains signature on the CoC, documents punch list items, addresses questions or concerns, provides final invoice, and connects customers with Billing Specialist if payment by card is used. Updates DataForma and emails as required. Closes the project. Submits the executed CoC and final payment to Billing Specialist; files the Customer Folder in Closed Projects; updates DataForma and emails as required. Reconciles pre-project and post-project margins and identifies improvement opportunities with the Production Manager at one-on-one meetings; develops and implements improvement strategies. Qualifications
A high school degree. Additional training or coursework in construction skills, estimating, and/or customer service is a plus. 5+ years of experience in the home building, remodeling, or renovation markets as a skilled tradesman or project manager. Ability to interpret contracts for construction services or financing for construction services. Understanding of home insurance and how home insurance claims are processed. Strong basic math skills (addition, subtraction, multiplication, division). Demonstrated computer skills using a service-oriented CRM system, including mobile access. Excellent customer service skills with the ability to maintain composure and communicate clearly with customers, staff, and vendors. Benefits
