Introduction

EJM Development is seeking an experienced Commercial Property Manager to manage a 1million square foot industrial portfolio located in the greater Phoenix market. Our ideal candidate will have a strong background in commercial property management, preferably Industrial, and bring skills to ensure the properties are maintained in accordance with EJM standards and requirements. The Property Manager will plan, organize, and manage the activities, operating costs, capital expenditures, and the overall health of the assigned properties.

Essential functions and responsibilities include, but are not limited to:

  • Manage day-to-day operations of assigned properties, ensuring functionality, safety and appearance of all buildings and grounds
  • Oversee property maintenance, repairs, HVAC Maintenance, property projects, and capital improvement projects; coordinate with vendors, contractors, and service providers
  • Conduct site inspections on a weekly basis to assure adherence to EJM’s standards for safety, appearance, functionality and tenant compliance
  • Resolve maintenance issues resulting from inspections or tenant calls
  • Support property accounting with tenants, vendor billing, utility usage and reimbursement as required
  • Prepare annual budgets and establish operating expense estimates for tenants
  • Prepare and/or review annual CAM reconciliations and letters
  • Review and report monthly financials to include budget variances
  • Review and approve accounts payable invoices, utilities, tenant billing and monthly statements prior to distribution
  • Conduct move-in and move-out inspections with tenants prior to occupancy and upon expiration of lease, and complete associated paperwork for completion of move-in/move-out packages, security deposit refunds and closing out a tenant account on a timely basis. Manage and prepare space for turnover (i.e. maintenance repairs, cleaning, painting, carpet, utility (gas/electric) transfer).
  • Perform regular visits with tenants to preserve positive relationships, and address and resolve tenant inquiries
  • Review new tenant abstracts and start date agreements for final approval
  • Prepare tenant default letters using EJM templates
  • Prepare tenant letter of authorization for tenant improvement
  • Schedule and attend annual lender and insurer inspections


Required Skills and Experience

  • 5+ years as a Commercial Property Manager
  • Clear and professional written and verbal skills
  • Top notch customer service skills
  • General construction knowledge a plus


Technical Skills

  • Proficient in Excel and Word
  • Yardi a plus but not required
