Title: Housing Programs Coordinator
Location: Onsite in York, SC
Schedule: Mon–Thurs, 8:00am–6:00pm (1 hr lunch; 35.5 hrs/week) no Fridays!
Pay Rate: $40,000-$43,000
Overview:
The Housing Programs Coordinator is responsible for the daily management and administration. This role ensures compliance with HUD regulations, supports tenants and landlords through the housing process, and maintains accurate program records. The Coordinator will work closely with inspectors, landlords, tenants, and internal staff to provide safe, affordable housing options while upholding program requirements.
Key Responsibilities:
- Manage waiting lists, process applications, and determine program eligibility through background, income, and landlord checks.
- Conduct voucher meetings, lease signings, and landlord orientations to ensure understanding of program rules and requirements.
- Perform annual and interim recertifications, verifying income, family composition, and other eligibility factors using HUD’s EIV system.
- Oversee requests for tenancy approvals, rent reasonableness checks, and rental increases.
- Collaborate with inspectors and maintenance teams to schedule and track inspections and unit readiness.
- Maintain tenant and landlord files in compliance with HUD and Housing requirements.
- Prepare contracts, leases, reports, and financial documents, including HAP payments, rent collections, and monthly reconciliations.
- Support tenants and landlords through daily communication via phone, email, text, mail, and in-person visits.
- Track tenant balances, manage portability cases, and prepare year-end reports for audits.
- Ensure program compliance, enforce lease and voucher rules, and handle terminations when necessary.
- Stay current with HUD regulations, notices, and training requirements.

- Strong computer skills and comfort learning new housing program systems.
- Ability to collaborate with inspectors, office staff, and maintenance teams.
