This is a full-time, exempt position based onsite in Norwood, MA. Standard work hours are Monday through Friday, 7:00 AM to 3:30 PM. Occasional flexibility to work outside of regular business hours may be required based on operational needs. Base pay range: $103,040.00/yr - $128,800.00/yr The hiring range for this position is $103,040 to $128,800 annual. The final salary offer will vary based on geographic location, individual education, skills, and experience. Hobbs Brook Management is the real estate division of FM. Schedule & Location: This role is onsite in Norwood, MA. Applicants must live within 50 miles of the Norwood office; relocation is not offered for this position. Responsibilities

Provide direction, administration and coordination of operations staff and contracted personnel for a designated facility or portfolio. Assist with departmental budget input and capital planning; oversee and schedule maintenance, work orders, repairs, and projects. Manage personnel and contracted vendors supporting operations at Hobbs Brook Real Estate's Norwood Campus, which includes office, medical, hospitality and lab facilities. Oversee operational MEP systems including HVAC, building automation, electrical, plumbing, general maintenance, fleet vehicles, and building/grounds personnel and contractors. Coordinate training and staff development; evaluate employee performance and conduct regular team meetings to review operations and projects. Participate in operating budgets and forecast future expenditures and capital needs. Drive utility use reduction and cost-saving initiatives; implement dynamic HVAC schedules and document energy reductions. Manage hazardous waste removal and disposal site records; maintain health and state licensing records for contractors and staff. Contract, manage and document all pressure vessel testing; ensure OSHA regulations are upheld. Review blueprints and equipment selections with engineers and contractors; provide recommendations before construction starts; track projects to ensure standards are met; attend project meetings. Qualifications

Experience & Technical Expertise Minimum of 8 years of experience in a commercial or industrial facilities environment. In-depth knowledge of electrical, HVAC, plumbing, and controls/automation systems. Strong mechanical aptitude with the ability to troubleshoot mechanical systems and tools. Experience maintaining a laboratory environment is a plus. Leadership & Team Management Proven management skills, including the ability to lead, support, and provide constructive feedback to a team of up to five direct reports. Experience in performance coaching, goal setting, and fostering a collaborative and high-performing team culture. Ability to mentor and develop junior team members. Interpersonal & Organizational Skills Strong interpersonal skills with the ability to interact with managers, team members, contractors, and tenants. Excellent organizational and time management skills, with the ability to prioritize tasks in a dynamic environment. Technical Proficiency Proficiency in Microsoft Office Suite (Word, Excel, Outlook, etc.). Comfortable using digital tools and systems to support daily operations. Physical Requirements : Ability to lift and carry items weighing up to 50 pounds as part of regular job duties. Education : Technical trades or Facilities training. Active MA Refrigeration or Journeyman Electrical license strongly preferred. Employment type
