Leasing Specialist

J.F. Shea Co., Inc. Base pay range $20.00/hr - $22.00/hr Responsibilities
Leases apartments by actively marketing and promoting the apartment community. Greets and presents property to prospective residents through personalized tours. Gathers information regarding needs, and qualification of prospective resident. Conducts follow-up with prospects. Participates in lineup every morning. Opens and inspects models and market-ready vacancies daily to ensure they are presentable; ensures leasing center is open and ready for business on time each day. Maintains office presentation in a professional manner. Assists with closing and securing the office and models daily. Answers telephone and email leads by responding to leasing inquiries. Responds to all Vaultware, PopCard and internet leads daily. Leases apartments by actively marketing and promoting the apartment community. Completes Yardi input for all traffic and transactions; inputs rentals and cancellations. Compiles welcome paperwork with lease, addendums, and forms in compliance with policies and procedures. Establishes move-in appointments for reviewing the lease and lease documents with new residents. Conducts a thorough move-in walk-through of the apartment and community amenities with new residents. Gathers competitive market information weekly/monthly and prepares routine reports. Shares information with the on-site management team. Monitors pricing strategy and merchandising by observing the competition. Maintains an accurate and current priority wait list and ensures prospects are kept informed of leasing availability. Provides customer service per Shea core values and handles resident concerns, directing them to the appropriate team member when needed. Performs other duties as assigned. Actual duties may vary by community size. Qualifications
Six months sales and/or customer service experience; apartment leasing experience preferred. Effective written and verbal communication. Familiar with Microsoft Office products (Word/Excel/Outlook); Yardi preferred. Basic math skills; time management and organizational skills. High School diploma or equivalent required; college degree or some college preferred. Work Environment
The Leasing Specialist works on-site at an apartment community and interfaces with customers, residents, and vendors. Work hours typically 9 a.m. 6 p.m., with weekend availability required. Travel up to 10-25% may be needed based on property needs. Physical Requirements
Frequent standing, walking, sitting, and use of hands. May lift up to 25 pounds. May be required to drive. Benefits & Additional Information
