properties, located within walking distance of the Bishop Arts District amenities. Essential Duties and Responsibilities Conduct all business in accordance with Magnolias policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and all other Federal and State laws. Marketing/Leasing Both properties will combine to include (267 units) for residential leasing. Maintain a professional, inviting, and friendly atmosphere in the leasing office and other areas where prospective residents and current residents meet. Greet prospective residents, qualify, determine needs and preferences, professionally present the community and specific apartments, and communicate features and benefits. Drive high closing ratios by applying proven sales strategies to convert leads into residents. Answer incoming phone calls and handle each call appropriately, transferring to the assistant manager or property manager when warranted. Leasing candidates must have skills in social media marketing (Instagram, Facebook) and will be responsible for posting, engagement, and generating traffic to the property. Update online advertising to reflect current market pricing on a weekly basis. Maintain awareness of local market conditions and trends. Contribute ideas to the property manager for marketing the community and improving resident satisfaction. Perform external market outreach with nearby businesses and organizations. Inspect models and market-ready vacancies daily to ensure cleanliness and monitor HVAC settings. Administrative Complete all lease applications, assist with application verification, and notify prospective residents of results. Type miscellaneous resident communications as needed. Complete all lease paperwork including related addenda and accept rents and deposits. Send thank-you notes and perform follow-ups. Physically inspect the community when on-site, pick up litter, and report service needs to maintenance staff. Inspect move-outs and vacancies. Update and submit lease commissions and locator information per company policy by deadlines. Update and submit the Daily Activity Report (DAR) daily. Inventory office supplies periodically and report needs to the Property Manager. Organize and file appropriate reports, leases, and paperwork. Attend Magnolia meetings when requested. Assist property manager and assistant manager in preparation of weekly reports, resident communications, move-out inventory, and market surveys. Qualifications Excellent leasing and closing skills. Familiarity with One Site Leasing Software. Strong organizational skills with attention to detail. Education/Certification High School Diploma or equivalent; 2-year degree or higher preferred. Experience 1 to 2 years of Leasing consultant experience. Expected Hours of Work Hours for this position will be Monday through Friday.
