The following statements are intended to describe the general nature and level of work being performed. They are not intended to be an exhaustive list of all responsibilities, duties, and skills required of personnel so classified. Summary
Under the supervision of the Community Manager, the Marketing Assistants primary responsibility includes interfacing with prospective residents at the community, handling day-to-day issues with current residents, and coordinating the renewals of existing leases. Specific training centers on Fair Housing, closing techniques, and overcoming objections. Reports To: Community Manager, Assistant Community Manager, and/or Leasing Manager. Primary Duties and Responsibilities Provide excellent service to residents, prospects, and visitors. Perform general office administration, including lease and resident communication management, filing, answering phones, greeting customers, and light cleaning of office and common areas. Lease apartments effectively within budget guidelines. Follow Fair Housing Standards in all dealings. Conduct outside marketing under supervision. Coordinate application reviews, including credit, income verifications, and background checks. Complete lease packets and ensure proper documentation and signatures. Inspect apartments prior to move-in. Follow up with residents, promote lease renewals, and manage lease documents. Perform daily opening and closing procedures, including marketing inspections, cleaning, and refreshments.
Requirements Minimum Qualifications
High School diploma or GED; active enrollment in a degree program preferred. Equivalent education and experience considered.
Knowledge, Skills, and Abilities
Positive, enthusiastic demeanor with sales, leasing, marketing, or customer service experience. Ability to communicate benefits effectively to prospects. Excellent customer service, sales, and negotiation skills. Good communication and listening skills. Ability to read and interpret lease documents and other manuals. Organized, detail-oriented, patient, and able to work under pressure. Proficient in Microsoft Word and Excel; knowledge of Entrata preferred. Ability to work weekends or overtime as needed.
Working Conditions
Work is performed in an office, sedentary setting, or outdoor environment. Must have physical ability to walk, stand, sit, and perform repetitive tasks. Long hours and odd schedules may be required. #J-18808-Ljbffr
