They will be responsible for ensuring smooth day-to-day operations for the building, with the goal of providing the highest quality service experience to establish and foster a best-in-class resident experience. The successful candidate will be organized, have an eye for detail and a passion for customer service.Key Responsibilities: Oversee the day-to-day maintenance, apartment turnover, repairs, and improvements of a three tower, 1,871-unit luxury rental complex.Lead communication with residents while emphasizing a positive response to address concerns, handle complaints with professionalism.Respond promptly to tenant requests, monitor daily work orders and ensure they are responded to and completed in a timely manner.Source and negotiate with vendors, oversee contractor work to ensure compliance with quality, budget and timelines.Manage maintenance budget and track expenses. Order tools, equipment and spare parts. Keep inventory organized to reduce downtime.Process invoices through Yardi in accordance with accounts payable procedures.Physically walk and inspect the community multiple times per week to ensure building maintenance standards are upheld. Write service requests to complete work as identified.Assign tasks, monitor progress, and ensure quality standards are upheld for a team of 32BJ porters and handymen.Collaborate with Local 94 Engineers to ensure that preventative maintenance programs are followed.Work collaboratively with other departments and external parties.Professionally represents the company, conducts property tours as requestedHelp to ensure that all assets pass all audits, reviews, and inspections.Ensure that appropriate insurance requirements are in place for all vendors.Other responsibilities as assigned.Requirements:Familiarity with Building Link & Yardi preferredOn-site, requirement to walk significant distances on a daily basis and lift up to 25lbsOn-call weekends and after hours for emergency responseThe base compensation range for this role is $60,000 to $70,000. This role is also eligible for a discretionary annual bonus, as well as access to our comprehensive medical, dental, and vision insurance, life and disability insurance, 401(k) plan (with matching contributions), wellness benefits and all other benefits afforded to full-time Tishman Speyer employees.This base range reflects a number of factors including, but not limited to, relevant experience, skill sets, and/or licensure required of an individual in this particular role.
