Position Summary: EastBanc, Inc. is seeking a highly organized and detail-oriented Construction Oversight Professional to act as an Owner’s Representative for Commercial Office Construction and Development oversight across North America, with a focus on projects based in New York City, Washington, D.C. and Toronto. This role is responsible for overseeing all phases of construction to ensure alignment with investment strategy, while maintaining control over budget, schedule, and quality on behalf of ownership. The ideal candidate has a strong construction background, excellent communication skills, and a proven ability to represent ownership interests throughout the project lifecycle. Additional skills and training in Asset management functions are a plus. Key Responsibilities: · Serve as primary on-site representative during all phases of construction for EastBanc’s largest Client, Munich Re and its investment properties, ensuring the owner’s goals are achieved and risks are proactively managed. · Represent Ownership in all project meetings (OAC, punch, budget reviews, etc.) and facilitate communication between ownership, design professionals, contractors, and consultants. · Act as the point of contact for tenant communication regarding construction-related issues, ensuring prompt, professional, and solutions-oriented responses to inquiries and concerns. Foster strong tenant-landlord relationships through proactive communication, expectation management, and problem-solving, and importantly, coordinate such activities tightly with on-site property management. · Monitor and ensure compliance with all landlord obligations under lease agreements, including delivery conditions, access provisions, build-out coordination, and timelines. · Assist in Asset Management reporting and Budget review for tenancies, in particular as it relates to lease commencement and delivery requirements per lease. · Monitor contractor performance and construction progress through regular site visits, documentation reviews, and milestone tracking. · Review drawings, RFIs, submittals, change orders, and payment applications to ensure accuracy and consistency with contract documents. · Oversee adherence to project budgets, schedules, and scopes, and alert ownership of any issues requiring strategic decisions or intervention. · Manage coordination of tenant requirements, occupancy schedules, and turnover conditions to ensure a seamless transition to operations or leasing. · Provide detailed construction status reports to internal stakeholders, including risk assessments, contingency tracking, and recommendations for corrective action when necessary. · Ensure all work is completed in compliance with local building codes, permitting requirements, environmental regulations, and safety standards. · Support Ownership’s commitment to sustainability, operational excellence, and long-term asset value. Qualifications: · Bachelor’s degree required, ideally in the field of in Construction Management, Engineering, Architecture, or another related field. · 5+ years of relevant experience in construction management, development, or as an Owner’s Rep on commercial or mixed-use projects. · Strong understanding of tenant construction coordination and lease compliance in commercial real estate. · Requisite understanding of New York City construction landscape, DOB and permitting processes. · Strong financial acumen with experience managing construction budgets, cost tracking, and contract administration. Estimating experience is a plus. · Excellent communication and negotiation skills with the ability to represent ownership interests with confidence and professionalism. · Proficient in construction management platforms (e.g., Procore, Bluebeam, MS Project). · OSHA 30 and familiarity with LEED/sustainable building practices are a plus. Work Environment: · Based in Munich Re’s New York City office, 330 Madison Ave, with regular site visits required, as well as intermittent visits to other investment assets in Washington, D.C. and Toronto. · Must be comfortable navigating active construction sites and engaging with teams at all levels, including field foremen, partners, and tenants. The target compensation for this role is between $140,000 and $160,000, depending on the candidate's seniority and experience.
