RESIDENTIAL MAINTENANCE TECHNICIAN
The Residential Maintenance Technician is responsible for the appearance, maintenance and/or repairs at our residential multi-family real estate properties. This position is responsible for maintaining those properties to the highest standards of appearance and cleanliness in the most cost-effective manner possible. As requested and needed, the Maintenance Technician also provides support to the facility team servicing our Commercial Real Estate properties.
Duties and Responsibilities:
Ensure all necessary repairs, service, cleaning, and adjustments are completed during routine inspections
Perform required repair or service when work orders are initiated, and communicate work order status to the Residential Sales and Leasing Manager
Perform and log preventive maintenance procedures on building equipment at all locations on a scheduled basis
Conduct daily inspections of property grounds and building interiors for damage, unsafe conditions, and general cleanliness
Perform outside grounds maintenance duties such as snow removal, lawn care, and landscaping as required
Perform turnover maintenance in residential units, including but not limited to, drywall repair, painting, minor plumbing, electrical, and mechanical. Turnover responsibilities also may include, but not be limited to, vacuuming, mopping, shampooing carpet, cleaning appliances, cabinets, bathrooms, closets, and windows.
Obtain estimates when authorized for supplies or outside vendor services when time/skill constraints don't allow self-performance
Required Skills:
Knowledgeable of and proficient in the use and care of all hand and power tools, lawn mowers, snowblowers, etc.
Good mechanical maintenance skills
Basic carpentry/construction skills to include painting and varnishing, vinyl wall covering repair and replacement, sheet rock repair and replacement, carpet repair, vinyl and ceramic flooring repair/replacement
Basic plumbing and electrical skills
Basic understanding of HVAC and hydraulics systems
Basic grounds maintenance skills
Basic knowledge of fire sprinkler systems and building alarm systems
Familiarity with OSHA/EPA and FEMA standards (Preferred)
Requirements:
Must have a valid driver's license and be insurable
Must be reliable and accountable
Ability to be self-sufficient, work efficiently and independently, and stay on task
Must be proficient at using a smartphone and computer
