Westland Real Estate Group is seeking a Leasing Agent II for an on-site position with opportunities for growth within the Leasing Agent track.
Overview Job Title: Leasing Agent II Classification: Non-Exempt On-site / Corporate Office: Onsite Direct Supervisor: Community Manager

Responsibilities
Greet clients and present on-site properties, features, and amenities; conduct tours and explain rental criteria to determine eligibility.
Prepare and execute Lease Agreements in accordance with company standards and state regulations (minimum of 10 new leases per month for Leasing Agent II).
Maintain knowledge of current rental rates, unit sizes, locations, and property amenities; keep work areas clean and organized; ensure model units are presentable.
Assist Level I Leasing Agents in understanding Westland criteria, application process, and file maintenance.
Review and process rental applications; conduct credit, rental, and employment verifications to qualify potential renters per Westland criteria.
Adhere to policies and procedures and comply with Fair Housing, ADA, FCRA, and applicable laws.
Qualifications
General office, customer service, and sales skills; proficient with Google Suites and other operational programs; knowledge of Entrata is a plus.
Ability to read and interpret documents such as Rental Applications, Rental Agreements, Procedures Manuals, and safety rules; ability to write routine reports and correspondence; effective public speaking.
Strong numerical ability for calculations related to discounts, prorations, etc.
1 - 2 years of Leasing Agent experience required.
Education
High school diploma or GED required; BA/BS preferred.
Personal Competencies
Integrity, competence, enthusiasm, professionalism, customer-focused, articulate, detail-oriented, and strong written and verbal communication; adaptable to change.
Additional Requirements
Excellent interpersonal skills with diverse populations.
Knowledge of telephone and sales techniques; ability to handle irate customers without supervision.
Job Duties and Responsibilities
Administrative: Meet and greet prospective residents; assess needs, present the community and units, conduct tours, explain criteria; prepare Lease Agreements per standards and regulations.
Maintain up-to-date knowledge of rates, sizes, locations, and amenities; manage files and maintain an orderly workspace.
Process applications: perform credit checks, rental verifications, and employment verifications; follow Westland criteria for qualification.
Ensure compliance with policies and applicable laws (Fair Housing, ADA, FCRA).
Resident Acquisition and Retention
Maintain professional appearance and demeanor; handle inquiries and resident concerns; determine prospects’ needs and viability.
Coordinate maintenance requests and communicate with maintenance teams; ensure apartments are ready for move-in; stay informed about market conditions.
Assist in renewals and negotiations; coordinate notices and renewal communications; monitor and collect rents and fees as applicable.
Marketing
Participate in outreach marketing; advertise properties using available materials; maintain weekly communication with Marketing Department.
Post ads (Craigslist and other channels), update banners/signs, and distribute marketing collateral; conduct market surveys.
