Leasing Specialist - Class A+ Lease-up

To market multi-family residential apartments to prospects, locators, real estate agents and corporate businesses with the purpose of attracting residents to the community.
Major Duties
: 1. Lease of all vacant and upcoming vacant units. 2. Accurately prepare all leasing paperwork. 3. Prepare market surveys. 4. Assist in preparing accurate Weekly Activity and Traffic Reports. 5. Report to the Property Manager all extraordinary situations and occurrences related to leasing or resident retention that could positively or adversely affect the community. 6. Inspect the common areas and models before 8:30 am each day. 7. Qualify each prospect in accordance with Company standards. 8. Follow-up with each prospective resident who contacts the community. Follow-up with a thank you letter and phone calls. 9. Obtain closing ration of a minimum of 33%. 10. Secure lease renewals. All prospective renewals should be contacted 45 days prior to the lease expiration. 11. Be aware of all competition. Maintain local product knowledge along with monthly market surveys. 12. Market the property through social media and outreach to attract prospects and secure leases. 13. Actively participate in all functions sponsored by the property. 14. Actively participate in HAA seminars as well as continuing education when deemed necessary. 15. Accept resident request and issue work orders. 16. Adhere to all Fair Housing Regulations and TAA Red Book laws. 17. Verify application information by thoroughly running Credit, RCR, Employment, Rental, and Conviction History 18. Perform other duties as assigned. Knowledge, skills, and prior experience required 1. High school diploma or GED. Some college preferred. 2. Minimum 2-years experience in customer related industry. Minimum 1-year experience in apartment leasing required. 3. Strong attention to detail and sales ability a must. 4. Demonstrated ability to be persistent and control a tour. 5. Excellent communication skills. 6. Demonstrated organizational skills and decision-making ability. 7. Excellent computer skills. 8. Bilingual (English/Spanish) preferred. Physical Requirements 1. Ability to lift 25-30 pounds. 2. Ability to do extensive walking conducting tours and inspecting the property. 3.
