In this role, you wear may hats. You will assist in maintaining the efficient operation and upkeep of the property buildings and grounds. Diagnose problems and make repairs in areas such as HVAC, electrical, plumbing, pool, carpentry, dry walling, exterior structural, and appliance. This role is 50% Make Ready duties, ensuring that all vacated apartments are thoroughly restored to "make ready" status for new move-ins.

Duties Include:

Perform general and higher-level maintenance service such as: plumbing, electrical, heating and air conditioning repairs, carpentry, appliance repairs, glass replacement, etc. Appliance replacement, HVAC and plumbing component repair and replacement. Respond on a timely basis to resident service requests and notify management upon completion of service requests or of pending work due to back ordered supplies. This includes helping residents and prospects before, during and after leasing an apartment, utilizing AMLI 10 Service Standards. Be available to work on a rotating, on-call basis, including weekends and nights. Keep pools, fountains, hot tubs, and other amenity areas in clean and operable condition. Maintain and monitor all safety related equipment and needed records. Conduct 17-minute inspections as required, per policy and participate in preventative maintenance to include pool, exterior lighting, filter changes and apartment inspections. Report unusual or extraordinary circumstances regarding the property or residents. Inspect vacated apartments and complete checklists in regard to make-ready process. Ensure minimal to no call backs or pay out "Guaranteed Service Requests" (GSR's) Complete Comprehensive PM duties/checklist in all "Make Ready" apartments. Effectively handle drywall repairs and effectively paint apartments as directed by the Service Manager. Replace or repair windows, latches, screens, hinges, sliding glass doors, shelves, baseboards, mirrors, closets, curtains, mini-blinds, ceiling fans, lights, etc. Change A/C filters; may operate carpet cleaning equipment Assist with painting duties when requested. Transfer paint from storage areas to apartments when painting is scheduled. Use of ladders for painting, cleaning lighting, window cleaning etc. Make new keys when requested. Replace vacancy lock (if applicable) on day lock is changed for new resident move-in. Assist during trash-out of apartment; e.g., moving heavy/bulky items to dumpster. Compensation and Benefits:
