Overview Regional Marketing Manager at KETTLER — KETTLER is seeking a dedicated and strategic Regional Marketing Manager to oversee the marketing initiatives for our Affordable and Tax Credit housing portfolio. This role is ideal for a passionate marketer who understands the complexities of regulated housing and is excited to drive visibility, lead generation, and compliant branding within this sector. Under the guidance of the Vice President of Marketing and Communications, you will develop, implement, and manage localized marketing strategies tailored to income-restricted communities, ensuring alignment with KETTLER’s broader goals while addressing the nuances of affordable housing regulations. This is a remote role, with occasional travel to the McLean, VA headquarters. This individual may reside in any state KETTLER operates, including Maryland, District of Columbia, Virginia, North Carolina, South Carolina, Georgia, Florida, Arizona, Utah and New Mexico. Responsibilities Develop and execute strategic marketing and media plans specific to affordable/tax credit properties across the assigned portfolio. Collaborate with Operations, Compliance, and Community teams to ensure marketing campaigns adhere to federal, state, and local housing regulations. Coordinate with creative and digital teams to produce compliant promotional materials, websites, and digital ads tailored to the affordable market. Analyze market trends and demographics to ensure campaigns resonate with target audiences and comply with applicable income restrictions. Use lead generation and web traffic analytics to continuously improve campaign performance, focusing on qualified traffic that aligns with eligibility criteria. Monitor, report, and optimize lead sources, leasing conversions, and campaign ROI using available dashboards and tools. Partner with Regional Property Managers and Community Managers to provide marketing support and consultation, including asset-specific strategies and collateral. Stay informed on trends in affordable housing marketing, digital accessibility, and regulatory updates impacting communications. Qualifications Bachelor's degree in Marketing, Communications, or a related field preferred. Minimum of 3 years’ experience in property marketing, with at least 1–2 years focused on affordable, tax credit, or income-restricted housing. Understanding of compliance requirements in affordable housing marketing (e.g., Fair Housing, ADA, income qualification language). Strong written and verbal communication skills with the ability to adapt messages for diverse audiences. Ability to manage multiple marketing projects across a portfolio, prioritize effectively, and meet deadlines. Proficiency in Microsoft Office and comfort working with CRM, property management systems, and analytics tools.
