Summary
A leading General Contractor in Midtown Manhattan is seeking an experienced Senior Project Manager with a strong background managing both ground-up and interior construction projects. The ideal candidate will have hands-on experience across all phases of construction including foundation, superstructure, demolition, façade, core & shell, as well as high-end interior fit-outs. This role requires a strategic leader with the ability to deliver projects on time, on budget, and to the highest quality standards while fostering strong relationships with clients, architects, and project stakeholders.
Responsibilities
- Manage all project staff and maintain strong working relationships with owners, architects, consultants, subcontractors, and vendors.
- Provide leadership for both ground-up developments and interior build-outs, ensuring compliance with schedule, budget, and quality requirements.
- Oversee project documentation including contracts, submittals, RFIs, change orders, and close-out packages.
- Conduct regular project meetings with ownership teams, consultants, and subcontractors to track progress and resolve issues proactively.
- Review and approve subcontractor/vendor invoices, negotiate changes when needed, and ensure timely client billing.
- Collaborate with preconstruction and estimating teams to support budgeting, bidding, and value engineering efforts.
- Ensure compliance with NYC building codes, safety requirements, and Local Laws.
- Drive project execution from demolition through completion, whether large-scale core & shell or complex interior fit-outs.
Qualifications & Requirements
- 8+ years of commercial general contractor project management experience with a mix of ground-up and interior projects (core & shell, base building, high-end interiors).
- Experience with corporate, commercial, institutional, and/or educational projects is highly desirable.
- Bachelor’s degree in Construction Management, Engineering, Architecture, or equivalent work experience preferred.
- Proven track record of successfully delivering both large-scale structural projects and fast-paced interior renovations.
- Strong leadership and supervisory skills; prior experience managing Site Superintendents and project teams.
- Proficiency in project management software (Procore, MS Project, and Microsoft Office Suite).
- Excellent communication, negotiation, and organizational skills.
- NYC Local Law 196 SST Supervisor Card (62 Hours) required.
