We are seeking a Project Manager with local government experience. The Project Manager (PM) reports to the Project Executive and can be assigned to General Contractor (GC) or Construction Manager as Agent (CMa) contracts. The PM typically operates from our main office, except when stationed on-site with the Customer/Client on a CMa contract. The PM independently manages commercial construction projects ranging between $5M - $10M, leading both the project management and on-site construction teams to deliver exceptional results. CMa contracts require the PM to serve as the third-party representative (or Agent), showcasing expertise in planning, design, construction management, commissioning oversight, and/or project management. Key Responsibilities

Lead the bid effort for projects, collaborating with key Bid Team members. Fully understand and execute contract awards up to $10MM, ensuring compliance with GC requirements and liabilities. Understand subcontractor scope and effectively manage the contract buyout process. Oversee the process flow for common construction documents and ensure proper document control methods are followed. Lead effective communication with internal and external stakeholders, maintaining a customer-focused approach. Develop strategic solutions to mitigate issues from bid phase to project completion, approaching negotiations cautiously on CMa contracts to minimize risk for the Customer and addressing conflicts promptly. Delegate responsibilities to team members and successfully manage multiple project teams, optimizing profit and client satisfaction. Create, update, and analyze project budgets as applicable. Build and monitor project schedules, minimizing profit fade and accounting for long-lead items and critical path in project schedules. Stay accessible and responsive to all construction teams, providing routine status reports to the Customer and addressing delays for CMa contracts. Successfully complete projects within budget and schedule, striving for outstanding project ratings from Customers. Perform other duties as assigned. Major Challenges

Navigating a fast-paced environment with frequent changes in schedule. Prioritizing workload and being nimble amidst change without letting things fall through the cracks. Qualifications

Education and Experience: B.S. degree in engineering, construction management, or architecture. 5 – 8 years of combined progressive experience, with at least 3 consecutive years as a Project Manager. Experience in CMa contracts, serving at least one (1) construction management contract. Professional certifications (i.e., P.E., CCM, PMP, LEED AP) are desired, but not required. OSHA 30 and CPR/First Aid certifications are desired, but not required. QCM certification is desired, but not required. Local Government Experience Skills/Abilities

Excellent written and verbal communication skills. Proficiency in MS Office products (Word, Excel, and Project). Proficiency in project management and scheduling software (ProCore, MS Project, Primavera 6, etc.). Ability to manage multiple tasks and demonstrate excellent follow-up skills both internally and externally. Availability to work evenings and weekends as project requires. A proven track record of success in positions that required a strong mix of business skills, strategic thinking, and mature business judgment. Intent to make a long-term commitment to the organization. Must be an excellent negotiator and at the same time being a team builder. Willingness to do whatever level of work internal clients require, from very basic to extremely complex. Strong financial experience in reviewing budgets, estimates for analysis and accuracy. Highly effective in a close-knit organization Willingness to work flexible hours and in a collaborative, dynamic, team-based environment. Anticipates crises and problems.
