Job Title Underwriting Director - Diligence Advisory Job Description Summary Cushman & Wakefield (NYSE: CWK) is seeking a Underwriting Director to join the Diligence Advisory Team within its Valuation & Advisory service line. This team provides institutional clients with high-quality financial analysis and due diligence services to support real estate transactions, including acquisitions, dispositions, refinances, and recapitalizations. The Underwriting Director will play a critical role in underwriting real estate investments, reviewing key financial and legal documentation, conducting market research, and preparing client-ready deliverables that support strategic decision-making Job Description Key Responsibilities: Financial Underwriting & Analysis Develop and maintain detailed cash flow models for income-producing properties using Excel (and Argus Enterprise, if applicable)

Evaluate property-level financials, including rent rolls, operating statements, and budgets

Conduct lease abstracting and interpret key legal terms that impact financial performance

Analyze loan documents, tenant reimbursement reconciliations, and other due diligence materials

Perform scenario and sensitivity analyses to assess investment risk and upside

Due Diligence Support Participate in transaction-level due diligence, including thorough review of third-party reports, lease abstraction, and document inventory management

Track and organize key documents during the transaction process to ensure seamless transfer of information between stakeholders

Market & Property Research Research market trends, comparable sales, lease comps, and economic drivers to support underwriting assumptions

Prepare clear and concise summaries and visuals for use in client reports and presentations

Client Interaction & Team Collaboration Collaborate with internal and external stakeholders, including clients, brokers, appraisers, and legal teams

Contribute to the preparation of high-quality deliverables with a focus on accuracy and clarity

Support the development and maintenance of internal databases and tools

Qualifications: 5+ years of experience in commercial real estate, with a strong foundation in financial modeling and analysis

Prior exposure to agency underwriting, valuation, or due diligence within real estate investment, appraisal, or advisory roles

Advanced proficiency in Microsoft Excel; experience with Argus Enterprise strongly preferred

Strong organizational skills and ability to manage multiple deadlines

Excellent verbal and written communication skills

Strong acumen for critical thinking

Familiarity with key real estate concepts, financial metrics (e.g., IRR, DCF, NPV), lease structures, and amortization tables
