The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial, administration, and risk management. As the on-site leader, you will supervise all aspects of the property and staff to ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability considerations. Essential Duties & Responsibilities

Personnel Management Regular/daily onsite attendance is required Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives Provide ongoing training, coaching, counseling, and guidance to staff in line with Asset training benchmarks Prepare weekly/daily office and maintenance staff schedules Address performance issues, document accordingly, communicate with supervisor and HR, and terminate where necessary Promote harmony and quality job performance through supportive leadership Ensure staff compliance with Company policies and procedures Financial Management Achieve strong net operating income through cost control and revenue/leasing improvements; identify trends and recommend adjustments Develop yearly operating budgets/forecasts Monitor deposits, rent collections, and charges for timely submission Monitor vendor invoices for timely receipt, reconciliation, and coding Ensure timely property closeout and accurate ownership financial reports Strategic Leasing Management Develop yearly marketing plans and implement marketing strategies and systems Lead leasing efforts to achieve closures, follow-up, lease documentation, and accurate reporting Address resident complaints and requests to maintain resident satisfaction Develop and implement resident retention programs Show, lease, and move-in prospective residents effectively Administrative & Maintenance Management Ensure leasing reporting is accurate, complete, and timely Lead emergency response for the property and coordinate with staff, residents, and contractors to minimize liability Maintain property appearance; conduct regular inspections and ensure timely repairs Plan and use property resources efficiently, obtain bids, and manage vendor relationships Direct maintenance, construction, and rehabilitation activities to ensure quality and expediency Education/Experience

High School Diploma or Equivalent; Bachelor’s degree preferred or four years’ experience in the housing industry; or 1–2 years related experience and/or training; or equivalent combination Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred Ability to understand and perform on-site software functions; basic computer skills Basic knowledge of Fair Housing Laws and OSHA requirements Physical Requirements

Regularly communicate with others; may require extended periods of standing or sitting; overtime, weekends, and night hours for emergencies Frequently remain stationary or move between tasks; may need to move around the site Occasionally ascend/descend ladders, stairs, and other equipment; lift and move up to 25 lbs; work in various environments and weather License/Equipment

Must have reliable transportation due to emergency on-call requirement Compensation and Benefits
