Overview
Responsible for marketing and leasing assigned property, as well as providing resident services. Develops and implements policies and procedures to effectively manage property under the direction of the Property Manager and Regional Property Manager. Pay range: $23 - $25/hour depending on experience. Responsibilities
Coordinate leasing events such as open houses, realtor tours, and resident promotional activities. Assist with the development and implementation of resident services programming. Maintain knowledge of market conditions affecting leasing and operations, including corporate in/out migration and property competition. Manage the propertys answering service, ensuring excellent customer service, updated calling sequences, and accurate contact information. Notify residents of issues affecting their tenancy. File court documents for eviction and attend scheduled court hearings as the Landlords representative. Oversee security deposit administration, including inspecting units, preparing disposition letters, and processing refunds. Assist Property Manager with building security measures, incident documentation, and notifications to management, owners, and insurance carriers. Familiarize with accounts payable and receivable procedures. Process property expenditures for approval. Maintain a log of administrative, facility-related, and market issues. Lead property tours, show vacant units, and promote amenities. Follow up on referrals, walk-ins, and inquiries. Develop and maintain a reference book on property features, amenities, vacancies, rental rates, and promotions. Prepare leasing checklists and packages with all necessary forms and information. Review and screen applications for approval. Maintain organized files for tenants, applicants, vendors, and contracts. Manage deposit and rental collections. Monitor landlord-tenant relations and mediate disputes when necessary. Respond to resident concerns, provide counseling, and refer to appropriate agencies. Use maintenance software to track work orders. Inspect apartments for move-in/out conditions and turnover status. Assist with annual unit inspections and resident recertifications. Support property reassessment and marketing analysis. Stay compliant with policies and laws, including leasing agreements, Landlord Tenant laws, Fair Housing laws, etc. Order office supplies. Maintain regular office hours, including weekends and holidays. Follow invoice approval policies; do not have authority to purchase goods/services. Qualifications
Required Education and Experience: High School Diploma or equivalent. Bachelors Degree preferred. At least 2 years of experience in multi-family property management. Experience with Low Income Housing Tax Credit Program and/or Hope VI preferred. Knowledge of HUD programs, including HOPE VI and project-based Section 8. Proficiency in Yardi preferred. Proficiency in Microsoft Windows, Excel, and Outlook. Excellent customer service skills. Valid drivers license, insured vehicle, and ability to travel between properties. Working Conditions
Flexible working hours required, including travel by plane and automobile. Work at property locations within or near transitional neighborhoods. Ability to climb stairs, use elevators, bend, squat, and reach overhead.
