The

LIHTCLeasing Consultant

shall effectively follow the leasing and marketing programs within LUMA Residential guidelines and operating objectives. This community participates in the LIHTC Tax Credit program as well as the PFC program for Moderate Income residents. As such, this position will strictly follow LUMA Residential affordable housing compliance guidelines and objectives to ensure ongoing program compliance.

The Leasing Consultant has the responsibility to perform the functions and tasks set forth below: Maintain a professional appearance of self, models/show apartments, and leasing office Maintain a professional, friendly, and welcoming attitude at all times Courteous handling of resident service needs and relationships Leasing responsibilities including meeting, greeting, conducting tours, and responding to electronic inquiries Maintain a 33% minimum conversion rate and 50% capture rate Screen rental applicants following LUMA Residential qualifications Income-qualify all applicants to ensure compliance with LIHTC Tax Credit and/or PFC program guidelines Ensure proper documentation is gathered and submitted timely to Yardi Right Source for affordable approval process Complete Initial Certifications, Interim Certifications, and Annual Recertifications to ensure each file maintains proper organization and documentation Contribute new ideas, solutions, and participate in brainstorming with staff Conduct off-site marketing and assist in preparing marketing plans Regularly visit area properties to ensure a competitive edge exists Assist with resident programs and retention initiatives At LUMA Residential, the highest professional standards are always expected. The Leasing Consultant has fiduciary responsibilities to the property owner and must always exhibit the highest standards of integrity and ethics.

Qualifications

Preferred Qualifications:

Minimum one year of direct experience with LIHTC Tax Credit or affordable housing compliance program

(Tax Credit, PFC, or similar) Experience with Yardi CRM Property Management software Experience with Yardi RENTCafe Site Manager Experience with Yardi Right Source Required Qualifications: High school diploma or equivalent Minimum one year apartment leasing experience or strong customer service background Proven knowledge of LIHTC Tax Credit and affordable housing compliance processes Computer experience using Outlook, Word, and Excel Must possess and maintain a current driver's license and have a reliable vehicle with current insurance listing you as an insured driver Availability to work weekends, including Saturdays from 10AM-5PM Cheerful and professional attitude with exemplary appearance and hygiene Excellent written and verbal communication skills, including email and telephone etiquette
