JOB SUMMARY:
We are seeking a motivated, detail-oriented
Assistant Property Manager
with experience in affordable housing to help manage the day-to-day operations of one of our residential communities. The ideal candidate will be familiar with HUD, LIHTC, and Section 8 programs and will play a critical role in leasing, compliance, tenant relations, and operational support.
This position supports the Property Manager in all aspects of community oversight, ensuring that residents receive excellent service and that the property remains in compliance with all regulatory standards.
CLASSIFICATION:
Full-Time, Hourly/Non-Exempt
SHIFT:
Monday - Friday 8 am-5 pm
COMPENSATION:
$18-$20/hour
ESSENTIAL DUTIES:
1. Assist the Property Manager in managing day-to-day operations. Ensure resident files are maintained in accordance with Compliance and Property Management policies and regulations. Assist in marketing and advertising for vacancies in accordance with the properties' Affirmative Fair Housing Marketing Plan. Prepare late notices and notices to pay rent. Post resident payments into RealPage in a timely manner. Assist in preparing deposits for banking and making daily bank runs. Process applications for housing in accordance with the properties' affordable housing covenants. Maintain general office and resident files. Assist in showing available units. Other duties as requested. 2. Manage property maintenance with the assistance of the maintenance team
Assist in managing requests for repairs and maintenance and evaluate timely completion of work orders. Maintain compliance with required permits for operating the property, such as pool, elevator, etc. Monitor electric, water, and gas usage on the property. 3. Assist Property Manager with rental collection.
Ensure rent and other charges are collected timely and posted daily. Ensure the proper legal notices are given and deadlines met concerning filing eviction, filing writs, and attending court hearings. Ensure compliance with community policies and lease agreements. Respond to violations and communicate with the residents. Assess move-out condition of apartments and have a final account statement sent with the final disposition. Immediately inform and refer any liability claims, legal complaints, or other violations to the Property Manager, Regional Manager and/or corporate office. 4. Manage, create, and monitor marketing activities.
Assist with the creation of marketing surveys and understand marketing strategies to secure prospective residents. Understand the market and any other aspects of the sub-market that could impact occupancy and/or income of the property. 5. Perform other duties as assigned or requested to support property operations.
Requirements
EXPERIENCE:
High School diploma or GED. Minimum two years' property management industry experience. RealPage or other property management software. Must have reliable transportation, maintain auto insurance, and have a valid driver's license. Proven ability to market properties. Strong communication and customer service skills. Preferred
Bilingual or multilingual skills CAM, ARM, or CCRM certification is a plus. BENEFITS:
