SUMMARY OF POSITION:

This position is responsible for performing general repairs and maintenance at all UGM facilities, on all buildings and building systems, keeping the buildings, equipment, and systems in good operating condition. A variety of skilled and semi-skilled maintenance duties are performed to carry out the position's essential functions. This position also performs custodial and floor care duties and provides training on floor cleaning equipment and use of cleaning detergents.

DUTIES & RESPONSIBILITIES:

Key Result Area #1: Facilities Maintenance Repair and replace electrical devices such as light switches, outlets, circuit breakers, fuses, lamps & light fixtures, and ballasts.

Perform plumbing work such as clearing clogged toilets, urinals, sinks, and drain lines. Repair water leaks and install new fixtures and valves.

Repair and replace ceramic tiles, LVP, baseboards, carpet, and other flooring products.

Maintain or replace locks and door hardware.

Interior and exterior painting and repair of buildings, rooms, offices, hallways and any spaces that need it.

Preventative maintenance on HVACR equipment, i.e. replacing filters, vacuuming cooling radiators on ice machines and ptac units.

Monthly service checks and maintenance on exit signs, emergency lighting, fire extinguishers, etc.

Perform other miscellaneous maintenance duties as requested or needed.

Key Result Area #2: Grounds Maintenance

Maintain the grounds by clearing snow, mowing lawns, raking leaves, trimming shrubs, and general grounds maintenance such as clearing litter and debris from yards and parking lots.

Perform plumbing and electrical repairs to the sprinkler systems as needed.

Keep the mowers, weed eaters, blowers and other equipment clean and maintained in operating condition.

Use snow plow to move snow at all the facilities.

SKILLS & QUALIFICATIONS:

Ability to understand plans and diagrams and follow complex instructions.

Skilled working with tools of all sorts, i.e., plumbing, electrical, carpentry, mechanical, automotive.

Valid Driver's License and be insurable by UGM.

Can operate a truck with a trailer if necessary.

Know or can quickly learn how to operate a snow thrower, mowers, blowers and various building and kitchen equipment, i.e. dishwashers PTAC units. Etc.

Some HVACR experience preferred, training will be provided.

Experience and knowledge of caring for a variety of floor surfaces preferred, training will be provided.

Prove to be teachable and organized with the ability to manage multiple projects/tasks at once; able to listen and follow directions.

Able to work on your feet for 8 hours a day five days a week.

Has an eye for detail. Notices the obvious and not so obvious imperfections to repair or improve.

Creating a place and environment that is welcoming, beautiful and functioning properly is important.

Require lifting and carrying up to 65 pounds - Occasionally

EQUIPMENT/TOOLS USED:

Ladders, scaffolding, manlifts, paint brushes, tarps.

Shovels and snow removal equipment.

Lawn mowers, rakes, and weed eaters.

General maintenance tools for construction, carpentry, plumbing and electrical purposes.

Use and maintain assigned power equipment and hand tools; buffers, auto scrubbers, extractors, high pressure washers, high and low-speed buffers and vacuums, brooms, mops, and squeegees for the cleaning and general maintenance of floors, walls, carpets, furniture, windows, etc.

Trucks and trailers.

EDUCATION/EXPERIENCE:

5+ years of building maintenance and custodial experience preferred.

High school diploma, GED or equivalent.

Requirements

Daily Expectations:

Maintain a high level of safety within the facilities, and while using cleaning equipment and chemicals. Using machines and equipment for cleaning the building and floors. Electrical, including changing outlets, switches, ballasts, lights and running wires. Plumbing, including replacing and repairing pipes, drains, faucets, urinals, toilets and valves, snaking drains. Outdoor sprinkler system plumbing and electrical repairs. Door and hardware repair and replacing. Fence installation and repair. Roof repair and replacement. Carpentry and floor repair and replacement. Repair / patch walls, doors, ceilings as needed. Paint as needed to maintain appearance. Cement work, including preparing, forming, and pouring cement. Monthly inspections of fire extinguishers, exit lights, and door exit alarms. Floor care including buffing, scrubbing hard surface floors, sweeping, mopping, and application of floor finishing products in appropriate locations as needed.
