Job Purpose
The Multifamily Marketing Manager works closely with corporate leadership, regional managers, and site team managers to implement marketing action plans that drive traffic, renew residents, and improve the overall customer experience. This role coaches, trains, and monitors marketing initiatives and leasing performance, prioritizing properties in the portfolio based on identified need.
Essential Duties and Responsibilities
- Increase occupancy and revenue by providing support, guidance, and direction to a portfolio of multifamily and commercial assets through the development and implementation of strategic marketing programs.
- Become fluent in HGMC’s CRM and other marketing platforms to connect data and improve leasing and marketing efforts, generating more leads and revenue.
- Compose marketing plans that attract identified target audiences and address property business objectives.
- Maintain thorough understanding of marketing programs and tools; serve as internal expert.
- Understand market conditions and competitive landscape in the assigned portfolio.
- Ensure monthly occupancy goals are met by applying performance and process compliance to leasing and marketing SOPs.
- Collaborate with the Director of Marketing to develop region- and property-specific strategies and tactics.
- Develop, implement, monitor, and evaluate all marketing programs to achieve goals, including lease-up and luxury asset strategies.
- Facilitate brainstorming with marketing and property teams for new ideas and creative strategies.
- Research and recommend new opportunities and marketing channels in local markets.
- Host in-person and online training on systems and sales/marketing topics.
- Maintain knowledge of marketing options and programs (advertising, internet presence, eBlasts, signage, on-site presentation) and recommend initiatives as needed.
- Generate excitement for new initiatives and campaigns among community teams.
- Train on social media strategy and execution at the property level following company guidelines.
- Assist in implementing programs to achieve online rating and response rate goals.
- Train property staff in planning and executing marketing events, renewal parties, property events, and competitions.
- Assist in acquisition and onboarding of new properties and marketing team members.
- Train property leadership in developing co-vending/outreach programs to ensure program success.
Qualifications
- Bachelor’s degree in Marketing, Public Relations, Advertising, or related field, or equivalent experience
- 5 years’ experience in the multifamily industry in a regional-level marketing role
- Experience managing a diverse portfolio, including conventional, affordable, workforce housing, and luxury properties; luxury asset and lease-up experience required
- Proficient in social media content development and execution
- Ability to travel up to 50% throughout Greater Columbus area, with occasional travel to corporate office and other regions
- Working knowledge of MS Office (Word, Excel, PowerPoint)
- Knowledge of MRI product suite is a plus
- Creative with exceptional written and verbal communication skills
- Effective presentation and group facilitation skills
- Ability to work independently while contributing to team success; strong organizational and time-management skills
- Ability to collaborate and influence across multiple properties and departments
Working Conditions
This position is remote and requires the incumbent to live and work where they can travel efficiently to assigned communities. Travel up to 50% within the region, with occasional overnight travel to corporate office and other regions. May require evening and/or weekend hours as needed.
Physical Requirements
Regular use of hands; ability to stand, walk, and sit; occasional reaching, bending, kneeling, crouching, or crawling. May lift and/or move up to 10 pounds. Vision needs include close, distance, color, peripheral, depth perception, and ability to adjust focus.
Supervisory Responsibilities
This position will not have direct supervisory responsibility.
