Overview
We are seeking a Construction Project Superintendent to join our growing team! You will oversee all field operations and construction activities. Responsibilities
Manage aspects of Contracts to protect the client’s interest and simultaneously maintain good relationships with Contractors and Suppliers. Provide supervision and on-the-job training to onsite staff assigned to the project. Provide oversight of Construction activities including, but not limited to, Framing, Drywall, Concrete Construction, Masonry, Stucco, Roofing, Insulation, Mechanical, Electrical, and Plumbing (MEP) operations. Provide leadership and establish and maintain effective and harmonious working relationships of the on-site staff to promote a positive project morale. Have thorough knowledge and understanding of the General Contract, each Subcontract, the contract drawings, specifications and addenda, and assist in developing the on-site procedures. Examine contract drawings, specifications, and addenda for design deficiencies, impractical details, and possible code violations; bring these to the attention of the Project Manager for review with the Architect. Plan and review the Construction Program, including quality control procedures, safety and security practices, field office location and layout, temporary utilities, staging areas, equipment, and manpower. Coordinate, direct, monitor, and inspect, with the Assistant Superintendent(s) and technical coordinators, the activities of Contractors, Subcontractors, and Suppliers\' labor and materials. Verify, with the Project Management team, that each Contractor, Subcontractor, or Trade Contractor has completed contractual requirements as a condition precedent to beginning work (Certificate of Insurance, fully executed Subcontract, Schedule of Values, and Safety Program). Ensure a sufficient supply of materials and incidentals are available. Ensure all required permits or licenses are obtained and safety notices are posted. Cooperate with and direct the activities of inspection agencies and effect remedial actions indicated by their reports. Chair coordination and safety meetings with subcontractors and issue typewritten minutes; conduct daily toolbox meetings, weekly meetings, and daily coordination meetings. Receive and review Contractors\' and Subcontractors\' Daily Reports of work, labor, and materials. Create Project Daily Reports outlining work of the day, manpower and durations, photos, delays or impacts, safety concerns/violations, etc. Review and approve weekly as-built prints and ensure they remain up to date. Review and approve Contractors\' and Subcontractors\' monthly payment requests as needed and required. Review and approve all time and material work vouchers and invoices by Contractors and Subcontractors. Maintain good relations and communications with all involved in the project, including the public. Maintain a safe job site, ensure safety practices are implemented, and train employees in proper safety techniques; orient new workers to safety practices. Represent the client and employer professionally at all times. Provide leadership for on-site field administration, supervision, and technical management for specific construction operations, including direct supervision of assistants, foremen, subcontractors, and other construction personnel. Manage and oversee multiple projects occurring simultaneously at various locations throughout the facility. Assist in the development of project schedules and communicate sequence and schedule updates to select subcontractors and vendors; assist in maintaining the project schedule. Develop and Maintain 3-week look-ahead schedules. Schedule, coordinate, manage and ensure all required inspections are passed. Implement, maintain, and enforce a site-specific safety program in accordance with policies and processes and local laws, including all subcontractors. Actively participate in and/or lead site meetings for coordination, contractors, subcontractors, staff, and progress meetings. Assist with the site-specific Quality Assurance program; implement and enforce a quality assurance and workmanship program for all Contractors and Subcontractors. Perform and monitor job site control reporting measures, including daily reports, payroll, quantity reporting, accident and incident reports, and timesheets. Maintain working knowledge of all project plans, specifications, contracts with the Owner, subcontracts, purchase orders, daily correspondence, shop drawings, submittals, and other project documents. Review and provide feedback on select purchase orders and subcontracts. Perform a qualitative review of select contract documents for potential conflicts or interpretation issues to mitigate risk. Ensure timely project completion through scheduling, expediting material deliveries, and managing material and document submittals/approvals. Ensure that all insurance, safety, labor relations, and Equal Employment Opportunity requirements are met. Understand contractors\' and subcontractors\' means and methods in accordance with project contract documents. Plan and coordinate daily construction activities. Provide scheduling input to the master schedule document and perform progress reviews to support monthly schedule updates and payment applications. Proactively identify and solve problems to minimize risk. Develop and execute a plan for monitoring the completion of punch list items and coordinate select required field inspections. Understand local labor requirements, availability and capability for self-perform work. Provide technical assistance to all members of the project team. Actively lead internal teams focused on continuous business improvement. Promote the growth and development of client, subcontractor and vendor relationships. Demonstrate mastery of skills in managing site activity, labor relations, anticipating and resolving field issues, enforcing schedule requirements, managing site safety and insurance risks, interpersonal and communication skills, and team leadership. Qualifications
Minimum 5 years\' experience performing large scale Commercial projects. Ability to read and interpret Construction Drawings. Organizational and Leadership skills.
