Overview
Vice President, Asset Management – Direct Equity role at Harbor Group Management Company. Location: Onsite, Dallas, TX; New York, NY; or Norfolk, VA Corporate Offices. The role is part of Harbor Group International’s Asset Management, which manages all of the company’s direct equity investments. Responsibilities
Work collaboratively with the Transactions, Property Management, and Investor Relations teams on new acquisitions. Participate directly in development of strategic business plans for new investments and be responsible for the asset management elements of the acquisition process, including vetting and sign-off on operating and capital improvement underwriting assumptions, developing scope of work for renovation and capital improvement projects, establishing target rent and operating expense levels, finalizing operating and capital budgets, documenting operational plans and investment goals/objectives, and onboarding new acquisitions into the portfolio. Review weekly and monthly property data for owned properties (leasing reports, traffic reports, construction progress reports, aged delinquencies) and work with Property Management to improve operational performance. Identify and address occupancy and turnover issues, opportunities to improve rents and implement other income initiatives, control expenses, and manage renovation program challenges including leasing issues and rent premiums. Monitor, review, and evaluate financial operating results; work with Property Management to implement changes to enhance cash flow and profitability. Manage capital improvement and other reserve balances. Ensure quarterly and annual cash distribution targets to investors are met. Conduct site visits regularly and review operations, capital improvement programs, and property condition with Property Management. Manage the annual budget review and approval process for the assigned portfolio and for new acquisitions. Oversee tax appeal issues and ensure regulatory and lender compliance. Collaborate with Property Management and the finance team to implement compliance initiatives as needed. Support the Transactions team on disposition and refinancing efforts. Participate in sell/hold/refinance decisions, review broker BOVs and capital transaction analysis, and monitor operations during the sale/refinancing process to ensure a successful outcome. Present information effectively to executives, investors, lenders, and partners and respond to questions as needed. Qualifications
The successful candidate will have a strong academic background with a college degree; an MBA or a Masters in Real Estate or other relevant fields is strongly preferred. A minimum of 8 to 10 years of experience in development, asset management, property management and/or acquisition work in the multifamily industry. Multifamily experience is required; experience in another sector is appreciated. Physical Demands
Ability to sit, stand, and walk intermittently throughout the workday. Use hands for tasks such as typing, handling objects, and operating tools. Occasionally lift and move items up to 25 pounds.
