Superintendent with PM responsibilities.
Job Summary
Responsible for managing all aspects of the construction project lifecycle—from kick-off to closeout—including safety, financial oversight, document control, subcontractor management, schedule coordination, owner relations, and overall project execution.
Key Responsibilities
- Uphold core values of integrity, honesty, and loyalty in all project interactions.
- Provide a strong leadership presence on assigned projects, maintaining consistent visibility on-site.
- Serve as the primary liaison between clients, architects/engineers, and project teams.
- Administer contracts with clients, subcontractors, and consultants.
- Support estimating efforts by developing scopes of work for subcontract agreements.
- Distribute, track, and communicate project information to all stakeholders.
- Oversee project documentation, including contracts, correspondence, submittals, and RFIs, delegating tasks to assistant project managers or support staff as appropriate.
- Develop, update, and publish project schedules and phasing plans; review subcontractor schedules and recovery plans as needed.
- Manage site logistics, construction planning, and work plans.
- Monitor financial aspects of the project, including cost control, gross margins, and reporting in coordination with accounting and senior management.
- Forecast and track general conditions costs in collaboration with superintendents.
- Maintain and update project variance reports after buyout.
- Prepare and track contract changes, field orders, and subcontract modifications.
- Estimate and resolve design bulletins/changes, coordinating cost and schedule impacts with owners prior to implementation.
- Oversee monthly invoicing, cost analysis, and financial reporting.
- Ensure compliance with labor reporting and certified payroll requirements.
- Establish and enforce the project-specific safety program.
- Lead dispute resolution and problem-solving efforts.
- Prepare and distribute meeting minutes for coordination, progress, and client meetings.
- Review and approve daily progress reports from superintendents.
- Generate client-facing monthly progress reports as required.
- Direct project closeout activities to ensure timely and complete turnover.
Skills & Knowledge
- Strong leadership, communication, and relationship-building abilities.
- Proficient in construction management theory, scheduling, and project organization.
- Knowledgeable in construction technology, equipment, safety regulations, labor agreements, and trade jurisdictions.
- Ability to analyze financial performance, track costs, and prepare reports.
- Skilled in problem-solving, negotiation, and timely resolution of disputes.
- Familiar with estimating practices and contractual terms.
- Strong computer proficiency: Microsoft Office Suite, Project management platforms (Procore or equivalent), and other customer-specified software.
Qualifications
- Bachelor’s degree in construction management, engineering, architecture, or equivalent experience.
- Minimum 5 years of relevant construction project management experience.
- OSHA 30 certification required.
Physical Demands
- Ability to sit, climb, balance, stoop, kneel, crouch, or crawl occasionally.
- Frequently required to lift and/or move up to 15 lbs; occasionally up to 25 lbs.
- Must have adequate vision (close, distance, color, peripheral) to perform essential functions.
